We have several apartments that have 5 year old Kenmore washing machines (which are no longer covered by service contracts) that have suddenly begun to leak. Although a Sears salesman says its "time to replace the whole lot of them," I am not so sure.

Does anyone out there have any idea of a simpler and less expensive solution that might possibly solve this problem? Thank you

PS Not long ago, we could confidentally expect to get 10+ years use out Kenmore washer - or a whirlpool product, who made them for Sears --173.48.xxx.xxx

Is it just a drip? or is it a deluge?

Leaky pumps can cause this, which if its not a deluge, can be solved by putting an open pan under them to catch the drips, which will evaporate.... good luck!.

We had similar problems with some of our older washers,which were completely solved by re tightening their hose clamps.

PS Several of our old Kenmores and Whirlpools are are still going strong after 12 years! --173.48.xxx.xxx

I'd be doing some Internet searches on the issue and see if you can find a common problem with a reasonably easy remedy. There are a lot of good appliance repair sites available. And You Tube can be your friend as well. --24.20.xxx.xxx

Please post the exact model washing machine you got. There can be different things that can go wrong for different models.

If you have mechanical abilities, you may be able to fix the problem yourself after ordering the appropriate parts online. Also, check YouTube for the problem you are having for your washer model. You may be surprised to find it is a common problem with a simple fix.

These models have a pump that snaps onto the motor with metal clips, very easy to replace 2 of these and then you can see how to reseal the shaft, repair clinic online with your model number will get you started, also the motor clutch is a good idea to have a spare.

You either have to start learning appliance repair. Or get used to the fact appliances used to last 3 or 4 times longer.

I rarely fix appliances unless they are under warranty. I don't buy the fancy ones for rental, just basic models, scratch and dent if I can find something. After 4 or 5 years, I just figure it is time to replace, cost of doing business.

I can understand in Class A or even B you might supply a washer, dryer, stove or refrigerator. I'm some places, tenants expect them and your competition supplies them.

Class C and D units, I just let tenants supply their own.

They get them from used appliance stores for about $100-150 delivered, installed with a reasonable warranty. Or they go to Habitat Restore or some such place or a garage sale and get them for $30-70 bucks all day long. They throw them away when they break. --23.121.xx.xxx

Are these front loaders? Front loaders are much more finicky with their seals, as well as how much detergent to use.

When my (personal) early-90's Kenmore choked on a baby sock five or six years ago, I ended up replacing it with a top-load Speed Queen because I didn't like what I was reading about the current batch of washing machines. (Mustiness, loose seals, water temp, reliability, etc.) Speed Queen was the closest I could get to the reliability of yesteryear.

Sometimes it's operator error. They first fill up the top loading washer, add detergent and or bleach, then the cloths -- making the tub over fill and causing leaking onto the floor. --47.156.xx.xx

I had to replace a 20 yo washer in my home last month. After shopping around and reading the online reviews, I realized I wanted a washer that was more than 10 years old, so that *I* could determine how much water went in and how hot it was.

The newer "efficient" washers take longer and do a worse job of washing clothes. Up to two hours in some cases! I ended up buying a used Whirlpool washer (and dryer!) for $100. Fifty loads later, it's working great. And it gets a load washed and spun in 20 minutes. I'm considering building up a stockpile of the older machines in my storage garage for when this one breaks. --204.210.xxx.xxx
