I am advertising on Zillow and craigslist. I am getting all of my responses from Zillow except for about 3 from craigslist so far. On another post Plenty mentioned about taking my adds down and listening for feed back. How do I get the feed back?

6x6 - make sure you are renewing your CL ad so it goes to the top of the order every few days. You can check your Zillow ad to see how your clicks are doing compared to similar ads. Sometimes they suggest you ad more photos, etc. For my rentals and my area, I find there is a rush around the first, then things slow down. It picks back up when people aren’t getting their “first choice” (I offer a solid, clean apt but without granite etc so they may try for a more updated unit than some of mine). There is another round of flurry at the end of the month which is a scramble for people to get in by the first. We have had a fairly tight rental market the last few years. At some point in the month, if I have been testing the upper end of the market, I have to weigh holding out for my price and risk being empty or dropping my price and filling the unit. In winter months, my price point can be $50-100 less per month to get it rented vs spring-fall. Every market is different. Sometimes people post the link or photos/description of their ad for feedback on this site if they are not getting responses. Feedback comes in a variety of ways.

The most obvious is the quantity of responses. If responses are light, that can indicate overpriced, bad time of year, bad time of the month. If heavy, possibly the opposite.

I get most responses around week 2-3 of the month. Nov - Jan are slower than usually too. Class C clients often wait until the last minute to look for housing, for what that's worth. --173.20.xxx.xxx

I don't know what happened I got kick out. I tried to list my website. Thank you Still learning,I will have to renew my craigslist ad and check my zillow ad. This might take me a minute as I am not computer literate although I may be if I keep this up. I might even learn how to type and spell,lol. Thank you Sid for the information. Agree with Plenty. Your #1 problem is that you only have 1 picture, and it's of the outside. You need to make it very, very easy for people to find YOUR information. A potential renter would have to read all the way through your description to find your website, and it's NOT CLICKABLE. You are asking them to read, scroll, copy and paste to see the pictures. Meanwhile, your competition has the pictures right there.

Your #2 problem is that you could get hit with a lawsuit. Advertising "ideal for a family starting out or a college student" could easily be found as "steering" and discriminatory. Describe the property instead of the tenant, with words like "cozy" "cost-efficient" instead. --204.210.xxx.xxx

Was about to say the same as Robin. Also, your website, though looking nice does not suggest property management or rentals to me with the photo of a covered bridge. Your zillow ad can be wordy, many don’t read anyway. It’s a toss up to me to use words vs bullet points. Instead of close to... if it is really close, call out less than 1/4 mile to... Rent is $900, Security Dep is $1000. Is that common for your area? Your application is very detailed. Some will fill it out, others may choose a less lengthy application for a different apartment (although sometimes having them self-screen themselves out is good). Would need to reread your application to make sure nothing seems discriminatory.

6x6, you might also want to watermark your photos. I've been told some of my pictures showed up on other listings in Craigslist. As suggested by other landlords on this site, I tried the free product called UMARK. Once I watermarked my photos, I didn't get any more calls stating someone hijacked my photos. --155.188.xxx.xx

Didn’t look at your ads, but, just want to mention something to think about.

I don’t post any exterior photos. My fair city has had a LOT of Nigerian princes renting out houses for cheap. What they do is copy your ad’s pictures, send prospects scurrying over to look in windows, saying they are out of country. If you mail them $500, they’ll send prospects the key *wink, wink*

I also don’t list an exact address, just maybe 60th and Villard. But, then again, I have only done Craigslist ads so far ( maybe that’s why I get so many ARE YOU KIDDING? Prospects.)

I'm in agreement with some of the others too. It looks as though you may have re-worded your ad but I would consider getting more to the point with them as well. No "blah, blah, blah" … Also, post the pics.

Yes some are going to just take your pics and repost on craigslist much cheaper with everything included, etc. They do it here all of the time. We even have ours watermarked and they just leave the watermark on it when posted (yeah - it's that bad).

Also - it appears that you are really wanting them to go to your website for more pics and more info BUT your website only has pictures. No more information about the property. It's "too much" for most people to keep clicking and looking for more info. --69.201.xx.xxx
