I'm not usually in for extended warranties, but with the whirlpool dryer in the set I purchased from them had a bad panel and pump replaced under warranty. since the warranty is expiring I wonder if more problems will crop up. The sales pitch is that they cover all labor and parts and will "fix it or replace it". Anyone take a closer look at Lowes extended warranty or get it? --172.59.xxx.xxx

Newer dishwasher have filter on bottom that has to cleaned where often if cleaning not done then drain hose becomes clogged up. With reverse pressure it is easy to clean. Even washing machines the drain hose can become clogged up. --207.236.xxx.xxx

I believe extended warranties are another case of the "house always wins". However, a warranty for a rental property appliance sounds like a good deal, as the warranty doesn't cost more for a rental and the appliance will probably get a lot more use and abuse, then it will in your own home. --173.63.xxx.xx

Trouble is the TIME it takes to get things repaired under warranty. We usually buy used from our guy for, say, $150 for a washer.

we bought a new one once just to see how it lasted. Tenant washed a heavy throw rug and broke the belt. Had to call the specified repairman who took a week or more to come to just DIAGNOSE the problem, then weeks more to get the parts, then more time to get another appointment to actually fix it...it was weeks and weeks before it was repaired.

Then it broke again - something else I forget.

Zero that's a good question, but if I'm present and the tenant is not, the technician isn't looking at my drivers license.

WMH I had that problem w my maytag washing machine under warranty. There was only one rep for quite a large area and he was only my way once a week. Took 3 or 4 visits to fix. The local appliance guy is not keeping up. He told me technicians have to register w different company programs and need to plug laptops into appliances to reset them and you need the companies software to do it. --172.59.xxx.xxx

The reason I asked is I know things like carpet lose warranty if it is a rental. When I put new HVAC systems in my guy always tells me to use a new name so they will still warrant it.

Next time I am at Lowes I will check with the appliance sells guy and see what he says. He is pretty straight forward with me even if it means a sell.

My used appliance guy refuses to work on Samsung because of the certifications involved. I guess I don't have fancy enough appliances to see them hooking a laptop to them. If that happens it is going to hurt the first couple companies that do it. I DIY a lot of issues but I am not going that far or to that expense. --107.147.xx.xx

I purchased the warranty from Lowe's on a few items. I had the same problem as WMH. It took FOREVER for them to get anything done. A week and a half to come out and look at it to diagnose. Then, have to order parts that took 3 weeks to be shipped. Then, another week for guy to come back and install. I ended up talking to my pro rep at Lowe's and he said bring it back and we'll exchange it for a new one. I had to take out and reinstall, but it was done in 3 days instead of over a month. Haven't bought the extended warranty since. My time and listening to the tenant complain was worth more than the price they charge. --45.17.xxx.xxx

I don't have those problems because I quit supplying appliances to tenants after a few were stolen by the tenants. Problem solved.

I have a client that when he purchases any appliance from Lowe's he gets the extended warranty. I have to say that it has saved him some money since there have been a few times with a washer that a repair has been made (and for sure was due to the tenant doing things that "normally" are not done like not emptying pockets of clothes and having screws, nails, coins, pens, etc in the washer).

The one repair person did state "you know, the warranty isn't for rental property but I won't say anything". I came back with "well, the person at Lowe's selling it stated to me that it DOES cover them and that's why we go it because we asked". Along with the fact that it wasn't anywhere in the contract wording about "home owner" or "no tenancy", etc.

They may now, I'm not sure but it was worth it for sure. --69.201.xx.xxx

I've never bought them for the rental. Usually the failures are broken shelves, handles, and dents on refrigerators, and burned out elements on stoves. None of that is covered in the extended warranty. I did buy one on the last refrigerator I bought for my own house and I've had them out twice to fix the icemaker and once for a fan, it's saved me money. I did it because my credit card used to double the warranty on purchases so I would get twice the length of time for the extended warranty. The card stopped that last year so I doubt I'll ever buy another extended warranty. --209.205.xxx.xx

Over that set as a rent to own kit - only $100 a month for 2 years and they buy it for $1. That way you get a second year with these folks. Oh BTW, on year three - rent is going up $100 and the payment stays the same, but since they are used to it they don't mind. Also these rates are cheaper than rent a center.

I played around with the pricing and the washer was 75 for 1 yr 200 for 3 years and 300 for 5 years. It does cover rental housing. The plan just sounds too good to be true. If they decide they can't service it they replace it and you get 100% replacement cost for 5 years. --67.240.xx.xx
