Yikes how the years fly by! Old lady (hah! She's younger than my DH but looks decades older) is moving in with her daughter (finally - daughter has been paying rent and taking care of her for years, but she's now pretty disabled.)

She has been a cat lady during that time and her house is FILLED with old lady furniture and knick-knacks. And there is still carpeting and the walls are all white with brown woodwork...uggo.

So we are going to take it off the market voluntarily and have it painted and replace the carpeting with Allure - carpet is still in excellent shape but still 15 years and cats... Going over today to see what else (maybe cabinets?)

DH has been in the house many many many times over the years and I've been there a few, so no big surprises are waiting for us at all, just need to decide what we want to do beyond the paint and floor.

Even if I only take into account the lower monthly rent from years ago, multiplied by 12 and again by 15, she has paid for half the building (it's a quad) just by herself. Thank you old lady. --173.28.xx.xxx

I was in the apartment recently that my nearly 19 year resident lives. I know he is a bit of a hoarder and not much of a cleaner.

He is retiring from the school next year then moving closer to his daughter. I know it will be a complete rehab. Plans are already underway. He realizes that he hasn't kept up as much as he should have as well.

But no turnovers for 19 years. Well, one since he moved into the adjoining apartment a lot of years back. I will have to paint it all, yank out carpet, put in vinyl plus repair some odd holes he has made. We are going to get together toward the end of the school year and come up with a plan that keeps him off the court docket and me happy.

Sometimes doing the upgrade is worth it. I am covering a lot of brown trim at an apartment built in the 70's. Why I never did it before I can not answer. --107.147.xx.xx

It COULD be a 24-hour turnover - it would rent as is if we didn't care about our units. But everything is at least 20 years dated. Cabinet are from the 1980's and are dark brown with awful 80's hardware. Old brass doorknobs and hinges on closets, etc.

White walls, brown woodwork, old carpet.

Newer windows, siding and roof though :) Stuff we could do to the building has been done, and to other units. Just not hers. --173.28.xx.xxx

Unless cabinets are broken or stinky, a fresh coat of paint makes them look like brand new cabinets. And if they are broken, they can often times be easily repaired and then painted.

Cabinet hardware can be replaced.

Seriously, tenants do not care if the doorknobs are brass. The color of the doorknobs has to be the very last item on their wish list for a rental. Clean, fresh paint, no bad smells is what they are hoping to find, and more often, they will settle for just "clean" if they have to. --76.178.xxx.xxx

Oreo, I am not. I am describing cheap 1980's stock woodwork badly stained and nondescript white walls badly painted. This is not a beautiful old historic house - I'm from New England I know what that looks like. No this is just a mass-produced townhouse from the 80's.

So all the woodwork will go bright shiny white and the walls will go semi-gloss Universal Grey. Cabinets will go to Gloss White with nickel hardware. Ceiling will get Kilzed. Basic and Boring but clean, semi-updated and fresh. --173.28.xx.xxx

I just moved an 81 year old from a 4 BR into a small 2 BR rancher. She lived there with her drunken son (has had 4 DIUs) since 2008. I assure you, this one will not be a quick turn over.

I think stained woodwork with a poly finish and white walls looks great. You stain and poly wood trim once. No chips, cracks, dirt. Once and done. As far as cabinets, darker woods have been back ins style for some time. --70.90.xx.xxx

I am currently running oil Kilz on the stained trim in my rehab.

Was installed in '72 and it is showing it. Makes a big difference painting it even though I am painting the same color as the walls.

Plan is to keep the wood kitchen cabinets as they are. New top and a tile backsplash will help I'm sure. --107.147.xx.xx

Don these are not modern dark cabinets. They are clearly stained builder grade with 1980's hardware. They are definitely not "in."

White walls encourage prospective tenants to ask, "Can I paint?" as if we forgot or something. Grey walls, no one has ever once asked. Not once. White walls, at least one and sometimes several prospects ask to paint.
