I am one of Jeff's students.

You can create a stand alone land trust and pick up an undesirable property(ies) for next to nothing. You complete the value add step to these places (maybe these are trailers for example) and you sell them on terms without retiring the current loan in place from the previous owner.

This practice in the gray of the law. But it can be incredibly profitable. You don't need much cash or credit to do these deals. Warning though - when things go south, be prepared to pay of that original note. I have had only two deals go sideways on me. !) A note was called by the bank so I had to come up with $17,000 in a month's time 2) I promised the original owner a fraction of the proceeds after the property was fixed up and sold. I elected not to sell the place right away as it was spinning off $700 a month in cash flow. So I did an early buy out of the guy and gave him about $20,000. He later asked for more. When you are buying a $100,000 place for $5,000 - can you afford the $20,000?

There are some big chunks of cash to be had. I would recommend that if you don't want to pay to learn from Attorney Watson - and he can be expensive, learn from someone doing subject to already. I know someone down in the Pan Handle who charges a percentage of the money you stand to make on the deal. He will even teach you how to find these places.

These places tend not to be very pretty but you can select the amount of equality you want in every bite.
