I showed a place to an applicant . I thought they were a housing tester. Basically listed all the protected classes they were part of. I have a lot of fun with housing testers so I thought I would amuse myself in between real showings. But I may be wrong and this may be my new tenant. Best part is , he thought I was scam. Said he thought the pictures were fake but is happy that they are the actual apartment.

Unfortunately that’s the world we live in. I’ve been accused twice of being a scammer AFTER they saw the property in person via a lockbox showing. I don’t even know the basis for the accusation as I openly advertise that nobody affiliated with the property will request money as a condition to see it in person. --73.147.xxx.xx

When I’m showing a property I have a copy of my tax bill, Insurance bill , a couple of utilities bills in case an applicant wants to verify I’m really the owner. If necessary I can always walk next door and say hello to a neighbor. --146.70.xxx.xxx

Some try a lot of motivation questions to try bend rules to get a rental unit or house. Where in the ad if interested all applicants are required to completely fill out rental applications then provider three pieces of photocopied identification. The one letter change in surname does not work, No credit history you keep looking. Had someone around 30 years where him and girlfriend were holed up mothers basement where he said his girlfriend would not fill out a rental application. Sounds like in the movies where criminals are holed up until things cool down. He called six months later where he did not find a handshake and keys. Most jurisdictions vacant rental units or houses are few where the problem tenants are out the private sector rental housing market where community rental housing formally called the housing authority. --207.236.xxx.xxx

I don't carry any proof of ownership (my name and the Trust's name do not match), but like Jim, I know the neighbors and can get them to vouch for me. Rarely are applicants that careful. --71.38.xx.xxx
