What is your policy?

1. How many pets do you allow in a 2 Bedroom unit?

2. Do you allow dogs? Large dogs?

3. Do you charge extra fees / non refundable deposit?

My current policy is: No cats are allowed. We allow small dogs below 20 lbs only. I charge $30 monthly fee and $200 non-refundable deposit.

Should I update my policy?

Animals are allowed on a case by case, rental by rental basis.

Animal size, type, and number of animals are a possible disqualifier.

We do not accept animals on the forbidden dog breed list (see below).

Puppies and Non-Neutered / Non-Spayed animals are not allowed.

No reptiles, fish, birds / fowl, cattle, horses, sheep, goats, pigs, or any other type animal.

Tenant must possess equipment sufficient to clean up all feces on and off property.

Duplexes are limited to 1 cat or 1 small dog.

Non-Refundable Animal Registration Fee of $300

Additional Animal Rent of

$25 per animal per month for animals under 40 lbs

$50 per animal per month for animals over 40 lbs.

Dogs only, no other types of pets or animals at the residential house. In the past I have had agricultural zone properties with pasture and the rules were different there.

No dogs under 1 year of age. Must be neutered and vaccinated. Dogs must have a least minimal training and good manners There is a list of breeds not permitted.

The dogs must pass an in-person interview.

Pet deposit and pet fees are baked into the rent and deposit. The tenant is paying it but doesn't usually realize it. They are delighted to learn there is no pet deposit and are happy to pay the higher security deposit. They are happy to pay a higher rent in order to have their dogs.

I have a two dog limit. I prefer to have big dogs. I'll take the little yappers if I have to, but the bigger dogs usually do less damage and are much less inclined to bite and the big dogs are easier to house train.

Each animal, must complete an animal application and be accepted.

I have been taking dogs, cats, or a fish tank 5 gallons or less. Nobody seem to have fish, and I'm eliminating that.

Animals must be at least 1 year old and "fixed".

Dogs must demonstrate the most basic obedience commands & walk on a loose leash.

I get confirmation from their vet of the breed, age, gender / neuter surgery

I call it an "Animal Inclusive Rental". Maximum deposit allowed by law - 2 months & higher rent (as if they were paying pet rent for two animals).

Right up front in the application it says they must pick up after the dog immediately and/or clean cat litter box minimum of once per day, with a minimum of 1 box/cat & remove the "scooping"to an outdoor trash can immediately - as well as keep in place a waterproof barrier under/around each box.

I know, they still can lie, but the need to agree to these things right up front.

Bigger dogs can actually be better, since they tend to generally be more couch potatoes & less noisy than the ankle-biter yap-all-day small breeds. --68.229.xxx.xxx

I LOVE PETS!! Like anything good, LEARN how to manage it. Never shy away out of fear. Last count we had 64 animals in our homes with ZERO damage.

Folks with animal horror stories did NOT do the The Visit.

My 2 Minute In Home Visit prior to final approval removes the gamble. We have seen the animals and more importantly how the the HUMANS managing the animals and smelled the home.

Carpet free makes this easy.

Little dogs do more damage than big dogs.

Limit 2 but we have allowed a few homes to have 3. No regs on size or breed because nobody has a true $4000 pitbull, just mixed breeds.

No dogs in multis die to barking.

Apps with animals go to the top of the pile BECAUSE we make more money!

$150 Non-Refundable ANIMAL Registration Fee per animal (NEVER use the word DEPOSIT)

$35 per animal per month in the rent.

64 x $35 x 12 months = $26,880 per year WITHOUT EXTRA INVESTMENT.

One animal is $35 x 12 = $420 each year, plus the $150 registration the first year = $570. For ONE animal. Fluffy and Spot = $1140 first year. They stay 3 years = $2010 IN YOUR POCKET!

Now how many homes could you put animals in to be FREE???

Maximum two dogs and/or cats per unit. Pet rent $40 per pet per month. The unit I rented April 1 is the first time I've allowed pets and I did the two-minute in home visit to meet the tenant's cat and see how clean everything was. It all looked great, so the cat is now living in our place. --98.210.xx.xxx
