There isn't ONE. It's a matter of the whole being better than the sum of its parts.

Do they make enough money? Okay but do you pay your rent? Okay do you pay your other bills? Okay do you smoke? Okay do you have pets and do they have a vet? What has your life been like up until now? Have you been arrested a lot? Jail time? Violence? How about 47 speeding tickets?

Limiting yourself to only one makes it impossible to effectively screen. But if I was limited to only one, why are you moving can yield you a lot of info.

I don't limit myself to the standard questions, but thanks to Mr. Landlord, I learned to THINK OUTSIDE THE BOX. Jeffrey at a lecture presented one of his applications, asking "Do you own a vacuum, if so what type"

a) Upright

b) Canister

c) Cordless

The husband answered "Upright", while the wife answered "Canister". Letting us know they don't vacuum or car for the carpeting. --47.155.xx.x

Yikes I think I would fail that question. I have more than one vacuum cleaner I have a cordless Dyson a handheld cordless and a variety of shopvacs. Oh and I also have robot vacuums. I vacuum a lot because I have two cats. --64.246.xxx.xx

The reason I ask is I use a generic tenant application you can find on the web. Your garden variety typical questions. Sometimes the difference between good and great is something small. Such as one insightful question or requirement. I appreciate everyone’s responses though. --107.77.xxx.xxx

The lecture Jeffrey presented at an AOA meeting was over 20 years ago. Since then, I've asked expert friends, Like Shelby Marlo animal behavioral specialist, questions about domestic pets -- cats and dogs. She and others, like Casar Milan, added a few things.

Like when an applicant says they have a cat, I asked what type of box and sand the put inside for indoors potty. And if the applicant doesn't come back, the Litter box is with a lid and filter and I use Clumping litter that I flush down the toilet, or something like that, I know their cat makes droppings on the carpet and will crap all over the outside flower beds. --47.155.xx.x

Three suggestions:

1. Open-ended questions are the most revealing.

2. Shut up when they're speaking. Allow them to stumble while you remain silent.

3. Find sneaky ways of asking the same question. Instead of asking them if they smoke, which EVERYONE knows the correct answer is "no," instead reach up to your shirt pocket like you're reaching for a cigarette box and ask them if they have a light. If they reach for one or flinch, you know they've smoked within the past 3 or so years. Years after quitting smoking, I would feel for a lighter if asked, even though I know I haven't carried one for years. Took at least 2 years for me to not react anymore. --108.69.xxx.xxx

Any recommendations on credit background check companies? Ideally I’d like to view their entire credit history. Moreover a company the tenant will contact directly and the generated report would be sent to me. There seems to be a slew of credit check services out there. Why are you moving? Do you have any evictions or bankruptcies? Have you ever sued anyone? What breed or make up of breeds is your dog? Can you show me a picture of your dog? Why are you moving? Do you have verifiable landlord references? Will you be able to provide 3 months of bank statements and pay stubs? Have you been on your job for six months or longer and are you through your probationary period at work? Do you have two personal references? How long is the longest time you have lived in an apartment? Do you have additional people coming to live here over the summer? The 2 Minute In Home Visit prior to final (or ANY) approval is as valuable as written app.
