Looking around the net for strategies to get people to fill out applications legibly. Saw one that may be a screening tool. The application asks the prospective tenant to submit it typed only. No one has typewriters anymore. The application is just on a regular file with no fill in assist. Would this be even legal? Do people have applications on their computers to fill out an ordinary file they receive?

The application says also "must be typed or keyboarded". So could the applicant download this file to software on their computer that would fill it in? Seems to be a "Microsoft Word" document. I would think if one subscribes to PDF filler, Docusign, or a number of other services, then yes - it can be converted into something that can be signed electronically.

That's the only way any of my forms (other than inspections) can be completed - electronically. This is the trend most people seem to be going. Being legible is just one of the big benefits.

It does eliminate applicants - those who are not computer literate & who still have only landline phones, drive to the utility office (or use usps mail) to pay their bills with checks or cash, etc. They might be called "old-school" people.

I choose to purposely eliminate them from my applicant pool, because doing business that way is more difficult / expensive for me.

I don't think anyone who gets a paper application from you will go and convert it into something electronic to complete it. And "nobody" has an actual typewriter any more. You would have to convert it and do it all online. I believe the folks who want to do things, like applications, online will expect it to already be in the format where they can quickly and easily complete it. If they are expected to use their time & effort to download it, modify it, upload it, etc. - they won't bother. They will go to one that is simpler.

Like everything, we each must know our own business model and what attracts the tenant pool we want. If you intentionally want the "old-school" type, then it's fine to continue to buy printer, paper, and ink to print out applications; hand them out in person; pick them up in person; accept rent checks through the mail; and everything else one must do to operate "old-school". --68.229.xxx.xxx

Mine used to be like that - must be legible. That's very reasonable. Sometimes the instructions are to "Print", but that doesn't necessarily help.

If it was not, the applicant would be notified of it and reminded that it cannot be processed until it was. Don't waste my time trying to decipher gibberish scribbles.

Like now: the requirement is that an application cannot be processed if it is incomplete - like missing a required attachment or any other info. --68.229.xxx.xxx

You really need to get a digital application. Besides an application being necessary to screen someone, the way you have your application formatted is also a barrier to entry for many tenants. The correct digital application will have questions that must be answered before a tenant can proceed to the next question. Also, they can’t, give you a story on certain questions, because the format doesn’t allow them to do that. And then, other parts of the question, you can leave an open area for them to spill their guts on questions that you really want them to reveal their red flags to you. I have my application and lease saved as a fillable PDF. I use PDF filler site to do it.

It isn't completely streamlined to get the document on there and all the fields added but I didn't have to type the entire thing over.

Mine has fields that must be completed or it will not submit the file. Have only had two people have problems with it. One is nearly special needs and the other doesn't have or want internet access.

The last one I printed the file out and they filled it in manually. They were already my tenants so I worked with them a bit.

I generally hand people applications when I have already spoken to them and have some information that is useful.. I'm 63 yrs old so proof an "oldster" can use technology. In fact I was in IT for the last 24 years. That being said, anyone who can't fill out a simple google form with mobile snapshot uploads (mostly young folks!) is a DQ.

Ms. Excuses notoriously refused to fill out a Google forms application and insisted she get it emailed in which she had hand filled it out and sent it back. Never again. No exceptions. Get someone to help you if you're struggling. --64.246.xxx.xx

I do *everything* online, in my own life and in business. I get very very annoyed when I have to hand-write anything at all. And over the years those fine motor skills have completely disappeared: I can't write legibly at ALL.

Last time I was at the doctor's they handed me a form to fill out that I know I have filled out 47 bazillion times in the past, the info is right there in their computer and if it's not why am I filling out this form if you don't need/save the info? I *almost* refused to do it, instead I just really scribbled it and no one even looked at it to know.

The last time I had a tenant who had a hard time with simple technology, they also had a hard time paying the rent. Nope. Don't tell me you are too old to use a computer - I'm older than you are. If you're going to automate then using Adobe Acrobat to create boxes to fill out on your form is the best way and you can have it VeriSigned as well.

However I would never do this. I want to be convenient so I'll let them download the application and all files, and let them pay the app fee online, but I'm not going to make it any easier for them. Less hoops to jump through gives me less criteria to judge. And if the applicant is a total disaster, an incomplete app may be a Godsend. --108.69.xxx.xxx

Interesting discussion. I send the application to the applicant in a fillable pdf form usually through docusign so they can fill it out and sign online. Some ask for the form to be sent so they can download and fill out by hand. I'm ok with that. They can even text me back the filled out form. If I can't read it, I can't process the application. If they can only do it in person, that's where I draw the line. I haven't had any applicant request in person though in a very long time. Most are comfortable using the online process and I'm older than mapleleaf so I figure if they can't fill it out online or download and email or text it back then I don't want to deal with them. --98.211.xxx.xx

I use rentapplication.net. I created an application, editing their example version mainly. I can text or email the application to them (or I just send them to my website. It's all typed with the info I need to evaluate. They pay the fees there for the credit check or other reports I want. (like criminal). I'm sent the reports and I go from there. It has greatly streamlined my application process. I have my preqal app for a showing..so I get those eliminated before I have a tenant that I hope qualifies. I highly recommend it! Some people who cannot use computers or even smart phones make great residents. Online app is an easy thing to set up.

We still have paper apps available in a pouch on the yard sign at each home and still accept them.

Folks either deliver it to our locking mailbox or text a photo of it along with DL and paystubs.

I work to remove every barrier to good applicants. DEasy to apply and rent.
