We have got a mess here. As the only “ right to shelter” state, we have an extreme amount of invaders who the state can’t legally turn away. Many hotels and any other available sites have been turned into shelters. We are seeing hookers in the good area of town now. Crime is out of control. The local mall isn’t safe to walk through for the first time in my 25 years living here. It’s all over the news that shelter money well has run dry. I know it’s just a matter of time until they empty those shelters and expect the housing providers to clean up their mess. Not the first time they pulled this trick to make their “ homeless” numbers look good during an election year. My screening standards are high so I’m good there, but how long until they strip away that too. Already a push to seal eviction records. I didn’t understand why that would matter for the invaders because they wouldn’t have evictions in this state. But maybe that is for something else going on, evictions seem to be at an all time high. Most of the big complexes are cleaning house and doing a whole lot of evictions. That is the main reason the tenant pool is so bad here. More than half of applicants for latest vacancy have current eviction going on. Not one agency for the shelter crowd has contacted me. Im assuming they are going to pay the complexes ( at the taxpayers expense) a generous amount to take the Illegal non paying voucher holders after kicking out the citizen non paying voucher holders. This should get interesting .

I do not envy your position in the least bit.

"Housing provider" = the person who must provide housing regardless.

"Land lord" = the person who is in charge as opposed to the tenant.

I remember we have had several discussions about this in the past. I always have been and always will continue to be a landlord, not a "housing provider." I will provide housing when and for however much it suits me to provide it. Otherwise, I won't. End of the story. "Housing providers" have to toe the line on what the Gub'mint wants, and if you think for one second they or the community will respect you more for being a "housing provider"... I've got a seaside resort in Montana to sell you.

Plus, the laws are written for landlords and tenants, not housing providers and housing needers. I use the terms the law uses, so everything is clear.

6x6 while I agree with the sentiment I also wonder how easy it would be to sell all you have in one place, uproot your family and move to a completely different area?

Fortunately we are in landlord friendly states (for the most part).

Given the fact that I have over two decades doing this I can't imagine moving and starting all over again.

In the hood one quickly learns to "adapt or die". For me this meant taking S8. I even had a Section 707 building when it existed.

Point being, it is far easier to join them (take the easy rents) than it was to beat them (sit with vacancies, renting only to priests and nuns with 800 credit).
