Wondering what I should charge for rent? 1783 sq feet. That is a ranch with finished basement (with egress window), 3 bedroom, 2 bath, separate living rooms (2), 10 x 10 ft outbuilding with electricity, private fenced back yard, Davison Mi Schools (good school district) private parking for 4 cars, on a busy street with street noise, updated kitchen and bathrooms (both). Forced air with central A/C. No garage. New carpet and new plank flooring in living room. It is a duplex with one common wall. All appliances included including range, dishwasher, refrigerator, over counter microwave, washer/dryer. Tenant would pay all utilities including water, gas/electric, internet. There is a 16 x 16 deck attached to the unit. Tenant is responsible for snow removal and grass cutting. Looking for a 2 year lease. Any help on rent price would be helpful. --97.95.xxx.xxx

Tenants will never cut grass or clear snow. Look on the some rental websites to see what market rents are in area. Since there are more amenities the rent will higher then in a rental complex. --207.236.xxx.xxx

Check rentometer, sec8comparisons, other rentals in your area, most of the included things will be ruined in the first 18 months so be prepared to eliminate that stuff next cycle, so price it with an without options because you will be doing the mow and snow next year. --184.59.xxx.xx

Look on Craigslist, Zillow, Zumper, Facebook, apartments and local property management companies that have their own websites and see what is renting out there compared to yours. Be aware anything that is way below market value is a scam. --73.159.xxx.xx

Rent prices are very local. Here its about a $1 a square foot per month. Larger houses are harder to rent long term. Your market could be different.

Go zillow, apartments, rentometer and see what others are charging for something with similar features.

Make sure you have a good lease.

If this is your first time.

Go to Jeffrey's boot camp. It will save you lots of work and headaches.

My SFH residents all do their own mowing and snow removal. Minimal snow here.

Legally, if YOU remove the snow then they slip and fall YOU are liable, even with salt on sidewalks.

Come to Convention in June. Your mind will be blown with knowledge on how to do this right.

goggle HUD Fair Market Rent. Plug in your state and county. Will give you the 40% mark (60% are higher)

Depends on the quality of the rental etc.-- but gives a good starting point.

Brad, exactly on point with the snow removal. I don't do it for my duplexes either.

On the day that I walk thru the place with the new tenant one thing I tell them is that I do not do any snow removal. If I remove the snow and they fall they can sue me. If I leave it and they fall they have to sue Mother Nature and she has better lawyers than I do.
