fire extinguishers? (by Jennifer L Wong [CA]) Posted on: Apr 13, 2024 10:05 PM

Are fire extinguishers required INSIDE the rental condominium. I noted the HOA has extinguishers on the OUTside of the building about 30 feet away from the front door and throughout the complex in various locations. --3.101.xx.xxx

Required or not, this is the cheapest form of insurance you can buy. For around $50 each, you will have a rechargeable A, B & C Rated extinguisher. Don't buy the small size or max, buy some here in between. In California, a rated extinguisher has to be within 50 feet of their front and rear doors. --47.155.xx.x

A tip from my atty:

IF you provide a fire extinguisher it is YOUR duty to make sure it is checked regularly and fully charged. If not, YOU might be held liable for negligence, esp if a fire happens.

This will be part of the now enforced monthly inspection required by my city, overall it is a good idea, 3 churches here have burned to the ground - unoccupied fortunately. --184.59.xxx.xx

I think providing a fire extinguisher is cheap insurance and shows you are the kind of landlord that is safety oriented. There is no fire extinguisher inspections required in my town.

The only downside is if triggered they are messy.

You could provide a fire blanket. I think they are less than $10 on Amazon. Cheaper than having your home burn down. --65.188.xxx.xxx

NE, this will be funded by the tenants of course, my city has proven they are not rental friendly since adding a lead certification fee to the tenants 3 years ago, these services used to be handled thru county or federally funded funds- originally expected to raises rent 100 a month it turned out to be 85 a month after landlords determined the record retention and storage is already in use. this newly enforced inspection will insure smoke detectors, stairway railings and lighting are in working condition - actually common sense to many but sadly ignored by others. --184.59.xxx.xx

We provide both extinguishers and now fire blankets - just bought 50 to pass out. Cheap at twice the price. --173.28.xx.xxx

Vee... MONTHLY inspections? Who is doing them? The City or you?

Here we have every 2.5 years (or 3 or yearly depending on the building or city "rules"). Those are "safety checks" to ensure the building has and is "safe" to reside.

For fire extinguishers we are required to have them available and they are inspected annually by a company. --69.201.xx.xxx

Question about fire blankets- where are they kept? Are they decorative such that one could hand on the wall like a quilt, toss over back of the couch, or, will they get tossed in basement or back of coat closet and forgotten? Not asking to be mean, petty.

Ya know what? I'm gonna go look on Amazon. --72.135.xxx.xx

I too was curious about the blankets.

From what little intel I gathered they all shed fiberglass.

If someone has a brand that doesn't do this a lot I am interested in buying a couple to test out. --107.147.xx.xx

Jennifer,

Fire extinguisher is a good thing but NEVER assume they will actually use it. Insurance is your friend.

It's proven we go brain dead when shocked with an emergency. Cool heads are rare. Cooler heads who remember there is an extinguisher and then knows HOW TO USE IT are very rare.

I see lots of ads for fire blankets so maybe the res would actually use them for a kitchen fire.

Of the 6 fires we've had over 46 years not one would have been stopped by an extinguisher or blanket.

Only had one fire. It could have been stopped with a blanket or extinguisher.

If only the mother was there instead of "out buying water" maybe either her five year old wouldn't have been playing with a lighter or she could have put the clothes on the mattress out.

Wasn't a big fire but three minors could have bought it that day. --107.147.xx.xx

I'm required to have a mounted fire extinguisher in the kitchen. And I would even if not required.

You need to find out what your local & HOA was are, Jennifer. We have no way of knowing. Isn't it in your HOA book of rules? Your city may have it's own regulations, and certainly CA does.

Fire Blanket = wet towel, or any dry fabric heavy enough to suffocate the (SMALL) fire.

Fire in a pot on the stove needs the lid on and burner off.

Anything else/bigger, just leave- and PLEASE call 911 right away!

In towns with a rental inspection programs, they are typically required.

Having safety measures in place are always a good idea but they come with a significant amount of responsibility to. --24.101.xxx.xxx

We bought these on Amazon: "JJ CARE Fire Blanket – 10 Packs with Hooks – Emergency Fire Blanket for Home & Kitchen, High Heat Resistant Fire Suppression Blankets for Home Safety, Kitchen, and Camping"

They come in a bag to hang on the wall, nice hooks provided. A pack of 10 is less than $120 and I just noticed they come with gloves too. So I bought 50 and we are installing them in every unit. Can't hurt. --173.28.xx.xxx

My towns inspect every two years, and they check the dates on the extinguishers and want me to have them inspected I think every other year. Sadly, it’s cheaper to just buy new ones than get the old ones inspected. (Local fire station used to do inspections for free, but they stopped doing it. I guess too much liability.). As a result, I’ve got quite a collection of old extinguishers growing in my garage. Used to take one out every now and then and let the kids have fun spraying it, but they’re too old for that now. --108.52.xxx.xxx
