About to turn over an 18 year occupied unit that had inherited tenant for the past 10 years. Pigsty is an understatement. I don’t care though because they paid me triple in rent for what I paid for the duplex. Time to remodel.

A lot of it is heavy cosmetic, but the walls and molding HAVE TO BE cleaned before painting. A pressure washer would be ideal since it’s a combination of roach poo, animal & human grime and grease/dirt. All over.

I don’t know how people live like this, but they were close to market rent the whole time, so oh well, I wish they didn’t leave. I don’t want to flood the unit out with a pressure washer though, so the plan is to fill the bathtub with hot water and some sort of cleaner and scrub away. What would you use? --24.152.xxx.xx

Spic and Span is the same as TSP (tri sodium phosphate)

Mix it up and use a sponge mop on the walls, ceiling, everywhere. It will likely take 2 or 3 complete rounds of cleaning. Use rubber gloves and ventilation. Keep the gunk off yourself. Get an ozone machine and run it for 2 or 3 days, keeping all plants and animals out (they should be out already).

This is nasty work, so get a helper to do it if they are reliable and do a good job, not a half way job.

We've been using LA's totally awesome cleaner. Item 901092 at Lowe's. We started using it when we could no longer get TSP.

I think that you will need different cleaners….all of them will have very strong fumes. Greased lightening, Krud cutter , and TSP. I would also get garden sprayers filled with pool shock.

I use bleach and Simple Green and no dip-backs in the cleaning water. I don't like to dilute and redistribute the gunk. So I bring lots of rags. Just had my husband clean out his dresser today for clothes that I can cut into rags. My stash is running low! --72.135.xxx.xx

That is why I feel the need to do quarterly inspections.

I just got through recently scrubbing an entire kitchen in a smokers house with cats. I tried vinegar and water and it barely touched it. I used a heavy duty commercial degreaser from Sam's Club and it worked great.

I don't know how people live like that either, but lots do. You should see some over the road truck drivers trucks.

6 x 6, what is the point of quarterly inspections when you bought the building & it was already in rough shape and they have already been there eight years? After they moved last week, I had a surprise roof leak in the kitchen of this unit and it took down 4-5 of those 12“ x 12“ smooth square ceiling tiles and was leaking right on the countertop. It literally had to be splashing all over her dishes and food and floor, etc.. The woman never called me. I have no idea how long it was going on for. It needs a little bit of tar on the flat roof above the kitchen, and once it dries out, it needs four or five square ceiling tiles. I don’t know how long it was happening at the apartment, nor do I care.

This situation is totally different than other tenants who go through a tremendous screening process and I do an in-home inspection and then they’re with me for a little while and I kind of know what to expect from them so the inspections are relaxed on them. --24.152.xxx.xx

I have mopped walls. Try the purple simple green undiluted. Tsp is OK, if you get the liquid version. I dislike having to get the powder to dissolve. It settles in the bucket. Use a pump sprayer too. --172.59.xxx.xx

My upcoming rehab with smokers has me curious about other methods. Mine is not gross, just coated with tar and a little dust.

My go to is coating everything with oil based Kilz. Looking for a way to avoid that third paint coat if at all possible. --107.147.xx.xx

We use a backpack pump sprayer to mist the walls/trim and let it dwell. Old towels on the floor catches most of the run off. Then a sponge mop for rubbing action.

Fast moving air,(High speed fans) will dry out the drywall dryer than when new.

Just Dawn will do wonders.

Monthly!?! That would drive tenant to move. Even quarterly is too much for me. I don't like poking my nose in other's business, though it is necessary during screening.

I think NE handled this tenancy perfectly. A little clean-up, after tenants paid for the place multiple times over? Winner, winner, chicken dinner! There was just grime, not a drug house, or massive damage. Grime is easy. --72.135.xxx.xx
