Hi, I normally do STL but got a call for midterm lease of 3 months. It’s a 2 bedroom 1 bath, rents for $129. Includes internet, utilities and yard care. I need input on what I should price for midterm. I asked for their budget and didn’t get a specific reply. 30 days would be 3870. I will give a discount but not sure how much I should give. I would start by offering a discount of 10% off your daily rate for a person staying 30 days or longer. Perhaps up to 20% off the daily rate for a 3 month mid-term stay. --172.59.xxx.xxx

I am learning the difference between short term, mid term an long term. I calculated a price based on Jeffrey's input and was told that was too much. Mid term tenants pay above the long term lease because they want the home furnished, utilities paid etc but don't expect to pay the Short term rate at a discount. She found a place for $ 2k. This has got me thinking more. What's the benefit of mid term if you can make more money on STL? The only thing I can think of is doing this when the season is slow or you are transitioning from STL to LT; which I am doing. --71.85.xxx.x

Turn overs and vacancies cost money. It would be wise for you to incentivize the behavior that you desire. So how much would it take to do that?

I am inclined to believe that a small amount of savings would go a considerable way. In many cases these folks are on per diem so they are saving someone else's money but are able to keep that. --24.101.xxx.xxx
