Tenant want to move in. Wants to move in an additional one or two roommates in the future .

A descent fellow, he seems. .

He wants $100 off my monthly asking price , then he says he will rent it and move in. He will probably still take it if I counter his offer back up by $50 or even take it with no reduction on my part. He may be getting parental instructions on the negotiating idea..... Or he may have seen a smaller unit that he could take at a smaller price, but is seeing if I will lower the price. It is not over priced. I do want it rented. It is a huge place.

My question to you: When I approve his eventual roommate shall I increase the rent due to this additional person? - if so, by how much? If he gets a second roommate , increase it again? And by how much? Being that he has indicated up front that he does intend to get roommates, will he think that , or does that, actually prohibit me in any way from increasing the rent for each of the additional people when the time comes?

I do not get the feeling he would bring in shady characters or anything like that , and I must approve them anyway. Your thoughts?

I would not charge any additional for each tenant. I would have very clear language about “jointly and severally liable” in the lease and make sure everyone understands it. Make sure he understands that any roommate must go through same screening criteria and be approved…it’s not automatic. Also have clear language about security deposit…for example I assume he will pay the SD up front. What if, upon move out, there is damage but “guy 1” says guy 2 did it and therefore his deposit should not be used to pay for it? Or what if a year from now guy 1 moves out and guy 2 stays…will guy 1 get his deposit back when he leaves? Lots of tricky things can happen with roommates. I’d require a new lease if/when you add a roommate and tell guy 1 there will be an additional lease signing fee of $xx for the time you have to take to do this…we charged $75. That way you get both people on the same lease, with both their signatures. --64.38.xxx.xxx

Big pass. He is calling the shots. I can get trying to negotiate for price but he pushed it. Reading between the lines : I can't afford it. Wants reduction, a roommate or TWO. Next it will be a pet/ESA, etc. I know you want to rent it but wait a bit. You said it was priced well, don't lower yourself or you will regret it. This is it, this is the price, this is the deal. In the last year I have had 3 prospects counter my listed rent and in 2 of 3 I agreed. I set my rents at the top of what I think I can get and for the right person at the right time sometimes I agree and other times I hold firm. I respect this guy for asking but I have to wonder if he is financially savvy and trying to save money or won’t actually qualify without roommates. My daughter rented a 3 bedroom last year with one other person and the landlord agreeing to screening a 3rd roommate once they found one. Both girls understood that if they didn’t find a 3rd they were responsible for the full rent and had to come up with the full amount of first, last, and broker fee upon signing. Scenarios of negotiating and adding roommates don’t usually concern me but both together does. --73.159.xxx.xx

Rent was set. Keep it there. If just a simple question maybe be polite when you say no, otherwise kick him to the curb.

All tenants must be vetted by you. Make sure you have a section in your lease discussing guests and time frames. Otherwise you will be stuck with guests staying over indefinitely.

Also I agree with the other statements concerning the SD and jointly and severally on the lease. New lease every time a person is added. --107.147.xx.xx

I would bail on this applicant. He's basically using your property to run his own business so he gets cheap rent. There's too many moving parts with no way to nail down who is responsible for what. Find a nice young couple with or without a kid and make your life easier. --73.2.xx.xx

CJ, no, you are not required to approve his roommates.

I would not entertain his lower priced offer.

If you feel you need to vet him, please do not go on your feelings; do a complete and thorough criminal, credit, employment, and landlord check to vet this young man.

And then do the same thorough vetting for any adult he wishes to bring in knowing that if you reject his potential roommate, he will try and sneak the person in anyway, so be prepared to follow your lease.

CJ, having had two similar scenarios, let me tell you the most similar to yours and then see if you want to take this guy. You are better off having 3 that know each other come together so you can see how they interact and the lease is clear for all three, joint and severally liable.

I, too, had a very nice young man come to apply; couldn't believe my luck. Dressed in his best clothes coming from work. He asked if he could have a roommate eventually. I told him any addition would require an approved application by me. So this very nice young man was approved and moved in. I was so happy, he didn't wear his shoes in the unit and neatly arranged them in the hall. Then the complaints from the neighbors started, then from the lower unit. Loud, loud noise and music coming from the unit. On a weekend my husband was walking past the property and heard loud noise. Turns out his brother had been evicted and needed a place to say. His brother had moved in without either of them contacting me. His brother was NOTHING like the nice young man...quite the opposite. Smoked, we don't allow it, and do I really need to say more? And no, I did not renew the lease.
