Tenant want to move in. Wants to move in an additional one or two roommates in the future A descent fellow, he seems. . He wants $100 off my monthly asking price , then he says he will rent it and move in. He will probably still take it if I counter his offer back up by $50 or even take it with no reduction on my part. He may be getting parental instructions on the negotiating idea..... Or he may have seen a smaller unit that he could take at a smaller price, but is seeing if I will lower the price. It is not over priced. I do want it rented. It is a huge place.
My question to you: When I approve his eventual roommate shall I increase the rent due to this additional person? - if so, by how much? If he gets a second roommate , increase it again? And by how much? Being that he has indicated up front that he does intend to get roommates, will he think that , or does that, actually prohibit me in any way from increasing the rent for each of the additional people when the time comes?
I do not get the feeling he would bring in shady characters or anything like that , and I must approve them anyway. Your thoughts?

I would not want to be the roommate police. He's more or less running a business in your unit. He wants to control the unit. He is already negotiating your asking price. I would not want to do business with this person it could never work in your favor. Too many people, to many terms, to much of my time abs efforts. Just pass on this guy. I would bail on this applicant. He's basically using your property to run his own business so he gets cheap rent. There's too many moving parts with no way to nail down who is responsible for what. Find a nice young couple with or without a kid and make your life easier. --73.2.xx.xx |
