LL question, but personal connection. Background: a young adult family member is moving from a Midwest city to a rental in Philadelphia. The lease term starts 5/1, but the move in can't happen until 6/1 or so. She will pay rent beginning on 5/1, however.

The question: as this is a town home/row house, squatting could be a possibility, even if this is a "good" neighborhood. Is the new tenant responsible for securing the place with a system like Simply Safe? If nothing is done and there is a break-in or a squatter situation, is the new tenant responsible for damages?

I was going to advise that she first talk to the property manager, to see if they have a portable system that they would be willing to put in place and monitor. If that answer is no, then I'd think that she should spring for at least Simply Safe and have either friends who live nearby or a family member living in the Philly area take care of getting the system in place and monitored starting on 5/1.

Last question - what system would you use? There will not be wifi access until move-in. Thanks, all - I can learn from this, too, as I have the occasional situation like this. --96.245.xx.xxx

Buy a SimpliSafe alarm system. I have two sensors and one base station. No Wi-Fi is needed as it works like a cell phone. No long-term contracts, just month-to-month for $20.

Reinforce doors by installing a commercial strike plate along with using very large screws so the doors can not be kicked in with a few kicks a entrance door is easily kicked in. Buy some Grade one or Grade two deadbolts for both doors then use lights with timers so the house looks like someone is living there. Look at windows where install guards so one easily break in if windows are at a low level where can access without a ladder. Keeping them out then monitor. Also consider installing motion sensor lights on outside where if wire or buy solar motion sensor lights. Lights coming on will show people are outside where other people will see them. Criminals want to do things in dark where squatting is really a criminal offence as there is break in involved. --207.236.xxx.xxx

Interesting situation Wilma. I have rented places earlier than the tenant wanted because I wouldn't hold it for them.

Have never had the squatter problem with any of mine, but I guess I could see it happening.

So knowing that the tenant is not in the place would I hold them responsible for damages? If they were already in and took a vacation or something then it is their problem. But having not moved in, and I know ahead of time is a different situation altogether.

Just thinking fast like about my own places I would watch the empty a little closer. The new tenant would need to stay in contact with me about moving in and such. Would hate to call the police on a legit move in because they decided to do it sooner.

I think that getting a month's rent with no wear and tear would be worth an extra look. --107.147.xx.xx

NO house is safe from squatters - from slums to Beverly Hills.

You have a paid manager? buy a SimpliSafe online and have the manager install it.

$99 used on ebay. Need base (brain), keypad, siren, and 2 motion sensors. Skip the door/window sensors.

Promote it as an amenity of your rental.

If *I* was your PM I would supply and install the system for a monthly fee!

PS START by securing the building. (It should ALWAYS be super secure) easy to remove when occupied. On flips we put a screw in the window track so they cannot be lifted open. Deadbolts with 3" screws holding the strike plates.

LanldordLocks.com iCore deadbolts are harder to pick.
