I’ve had excellent success advertising my vacancies (free) on my local Facebook page. The best part is, I can look the applicant up and see what their page looks like. Do they have six dogs, are they party animals and throwing gang signs? --198.44.xxx.xx

It seems to me that poorer quality applicants seem to live on their phone and find the latest phone app to find a place. I remember when Craigslist used to be a hot thing and most applicants I got back then were terrible. These days, most of my better applicants are now coming from Craigslist, and I think it's because a lot of the phone lurkers have moved on from Craigslist. Your mileage may vary. --73.2.xx.xx

I only advertise on Zillow. However, every time I post an Ad on Zillow, some scammer copies it, changes the contact information/rent amount and the scam Ad appears on FB the following day. It has happened 4 times in a row in the last 12 months. And there is nothing I can do to stop it either. --71.207.xxx.xx

Buildium, which syndicates to Zillow and Zumper as well as all of their subsidiaries (FB marketplace, Hotpads, Trulia, Rentals.com etc).

Roy, your defense can't be to find all the ads and report them. There are too many, and the minute one goes down another appears. The best bet is signs posted on the inside of your windows that say who manages the property and not to send any money to anyone other than you.

Watermarking photos doesn't work either: once someone sees your property is empty, they'll just grab a picture off Google Maps, or I've even seen scam ads with NO picture of the house, and people still fall for it. You cannot make people be careful for themselves. --184.4.xx.xx

All I want is 5 minutes alone with one of these routine scammers. Just 5 minutes, that is all I need. Tell me how to do that. They won't meet me or anyone else for that matter at my property. So, how I do find them?

P.S. one of the victims who responded to the FB scam ad got taken for $1,000. He then assumed my company was in on the scam. He immediately started trashing my 'company name' all over FB telling everyone that Rainbow Properties is nothing but a bunch of slumlords who post fake ads on FB. I have never even once posted an Ad on FB. --71.207.xxx.xx

Sorry... late to the game on this one. I post to TurboTenant, Zillow, Apartments, and sometimes Avail (although many times that just is annoying but can bring in some good ones).

They all post out to other sites (good and bad). I didn't realize this but apparently TurboTenant takes the ad and sends it to Craigslist too. I saw a few tenants indicate that they "found the listing" on craigslist but just thought "yeah, right" because I don't post there.

The other day I was looking on Craigslist and said "wait... that sounds like my writing and my apartment" and it was!

I immediately thought it was a scammer (no pics were posted) but it gave them a link (not clickable) to copy and paste to inquire... which took them to my ad on TurboTenant.

Scams... yeah... they will also take houses that are for sale and post them for rent on sites. It's so sad that people actually fall for it all... you can't stop them from realizing that if it's too good to be true... but whatever. --69.201.xx.xxx
