Have a problem that tenant never calls us,..but calls the BOH and the section 8 inspector , a leaking facet,..Two doors that needs the screws tighten ed., A window that won't stay up and another that she says hard to open (all Window World windows, ) A cracked window (wasn't cracked before she moved in,) a noisy toilet, etc,etc
So now she claims there is an Odor in her grandsons bedroom like a dead animal which she thinks is in the outside wall,.so she has called the BOH inspector and asked her to come out,.my contractor is doing some painting in that unit said he walked into that room and said he couldn't smell anything, but she countered that she had the window opened , He felt if it was a problem , he felt he still would be able to tell,.
So what would a BOH be able to do,.this is a large 3 bedroom apt with a spare bedroom, Again if it really was a problem I don't know why she couldn't move him to the spare bedroom for a few days and keep that door closed.
She is asking us to buy an air purifier for the kid to have in his room.
I am wondering what a BOH will./ can do. Do they expect that we tear out the walls to check?
The local BOH inspector in this little town is very tenant friendly..

She can buy a room air purifier too but she doesn't. She could move the child to the other room but she doesn't. She could call you first but she doesn't. She doesn't know how to solve her own problems. She's had the example set for her that others solve her problems. Exit this agreement first opportunity. She's is not the right tenant for your place. The kid is likely vaping (probably pot) in the room. I would punt on this tenant asap simply because she goes straight to BOH and Section 8 before even talking to you about it. Good luck with this tenant.... --73.2.xx.xx |

Sounds like a problem on both ends.
Do you do inspections which may have caught some of these things?
How is your communication with this tenant in general? Did you communicate clearly to them in the beginning? Do you attempt to communicate with them in a way that trains them to understand how you want them to do things? If they do let you know of problems, how do you normally respond?

we do plan to be rid of her as soon as we can , has been there 6 years so we have to give her 3 months,notice here. She wasn't section 8 until a few years ago, Shes older and I think she has some dementia,.yells/screams at neighbors and my workmen,..

I agree with the others. Time for her to move on. If you do happen to find someone that agrees with her you could get a small ozone machine and put in the room. Of course he has to vacate room during the time it is running and air it out. It has worked for me with dead animal smell in wall. --64.184.xx.xx |
