The next door owner occupant (single woman in her 60s) is moving in with her much older boyfriend (they don't really get along) and has never been a LL before. In other words, she's moving OUT of her SFH as an owner occupant next door.

She's already chosen a family that she "feels sorry for" and the guy is going to put up a fence in the back for his dogs!

Her house is right next door to my SFH rental and has a shared driveway with my rental.

Would you:

1. help her to navigate the LLing process (if so these people she's renting to most likely are DQs)

2. don't get involved and when things go south, complain.

Hubby says option 2 b/c she's somewhat of a bleeding and needs to find out by experience that LLing is not for the faint of heart, especially not here in a BLUE state.

I give it 3 months before they stop paying and start the excuses. She tried to recommend a tenant for me one time and I was appalled by her suggested referrals.

I predict between moving in with her totally opposite personality boyfriend and becoming a default novice LL will cause her to stress out immensely. --64.246.xxx.xxx

Normally I would say let it be.

But if you already know the new tenants are going to be bad for her what will they be like for your tenants next door?

Poor tenants next door can lead to a lot more problems in my opinion.

Maybe see if you can buy it off of her on contract? Put a little (or no) money down. You then get to vet the tenants. She gets a little money and doesn't have to contend with the LL issues. You get a little money. The neighborhood doesn't get a new problem tenant. --107.147.xx.xx
