I typically don't advertise it out the gate. I let my residents know though that if they are not late at all in year one, I will consider a RTO structure - but they have to prove themselves first.

I find if you advertise RTO, most the Non-Quals will come and will want to waste your time. Instead, I let those who are most qualified from the start prove that they can tackle it --24.101.xxx.xxx
