I’m eliminating the last of the carpet I have in rentals today. Would have done it sooner but I’ve been putting it off because of the time involved in putting plank flooring on stairs. This is a 2 story condo where the bedrooms and a full bath ate upstairs. It’s a nice place, B neighborhood and I’ve always had clean tenants in it. Carpet was replaced about 7 years ago. I’m putting vinyl planks down. Downstairs has vinyl I’m replacing and so far I’ve ripped the carpet and pad off the stairs.

How gross. There was a 1/4 inch thick of dust laying on the wood under the pad. I swept up 2 gallons of just dust off the stairs. There was another gallon of hair and other grossness on top of the pad before it was removed. I can’t imagine what this ‘dust’ really is.

If I could put it on video and add smellavision, you would never use carpet again. Tenants know this. I know I’ve lost some candidates on this place previously because of the carpet. It’s past time to fix this problem. --107.77.xxx.xxx

Had carpet for 15 years on stairs I didn't want to convert to hard wood. Finally committed to hard wood .... pulling the carpet from the top step....by the time I got to the bottom I had a quart of sand/dirt on the floor.

So deeply imbedded the vacuum would never reach it. And I rented a steam cleaner EVERY year just for those stairs. --198.168.xx.xxx

For rentals the best flooring is commercial porcelain tile where more labour intensive upfront along will cost more where will outlast any domestic type of flooring. For stairs the Schluter products where will be safer then other types. A lit cigarette or a pet is sneaked in then when they move out a quick mopping then ready to rent. On a second floor padding and carpet will be required as to minimize noise. There is even porcelain flooring that has wood grain. Seen some rental housing buying the landfill type of flooring then in 3 years or less replacing all over again. Go to any commercial building then there absolutely any domestic flooring at all. --207.236.xxx.xxx

I still like carpet for the duplexes.

Helps with sound deadening.

When you get someone who lived in a SFH and they aren't used to neighbors on the other side of the wall I think it helps.

Especially when you have a staircase. People never think about how much noise they make when they clomp up and down the stairs.

I am converting the stairs to just having carpet on the runners. That will save time and maybe look a little better.

Starting a rehab next week on a dupe. Carpet will go back in the bedrooms. Considering LVP in the living room even tho the other living room one is on other side of the wall. See how it sounds I guess.

These tenants moved in May 2019 and the carpets were there before them. I got my money's worth out of the carpet for sure. Would have to look up when I had it installed. I know it was before I started doing my own so it has been a while. --107.147.xx.xx
