I gave pain in the but section 8 tenant a 30 day non renewal. They were not happy.

Some of the things they said were the house was trashed when we moved in. (Not according to my move in photos). You knew the house was gonna be damaged I have 4 kids. (I have kids and they don't smash holes in the walls) your kicking me out because your racist. (If I was racist I wouldn't of let you move in) all landlords are cruel and evil. I'm calling housing

Housing got a hold of me and I told them the truth. They were not happy. Their voucher was terminated 2 days later and kicked off the program. I am Totally impressed with their efficiency.

Still have to deal with suing for damages but it is what it is I'm not gonna rollover and take it. It might take 10 years to collect judgment but atleast I know their credit is shot. --174.213.xxx.xx

The other thing you have to worry about is will they move. so sect 8 will stop paying, that doesn't mean that the tenant will.

Maybe in your state it is easier to rid someone, but in the two states I have properties,it can take sometimes 6 months and a lot of lawyers fees,,not to mention lost rent, --24.34.xxx.xxx

Congrats on having a housing authority that actually does the right thing.

I am impressed and a little envious.

Once you issue a notice, do not begin any discussion or negatiations, I would have sent a damage bill - once that goes unpaid you have grounds to recover in court, and only show photos in court, this gives the judge an opportunity to ask tenant how this damage occured and ask tenant if they have birthday party pictures which will show the absense of the damage then clarifying when this occured. --184.59.xxx.xx

I'm guessing the family is still occupying the unit. Section 8 has stopped payment and will not pay April nor will the resident in question and they will be there until you take them to court and evict. They will loose their voucher and destroy this place. These are sensitive matters and have to be handled by the contract with the section 8 office. Not just random "give notice" I hope for a happy ending and they just move so they don't loose their voucher or cause any more damage. Keep us updated. I am learning. --172.59.xxx.xx

Good on you for having the courage to do the right thing. The real question I have is will you have the strength to look for process improvement so this doesn't happen again?

Most Landlords will not pursue it and will cry that that bad tenant was replaced by another bad tenant. You and your systems are a critical defense against breaking the cycle --24.101.xxx.xxx
