I sold a rental home last year and paid buyer commission. www realestatecommissionlitigation com says that I need to file a claim by May 9 to get paid from the NAR settlement. Is this a legitimate way to file claim? --108.221.xxx.xxx

NE, 8 months ago, I sold a $ 500.000 house. (A Primary)

I told the Listing Agent what I thought about

paying the Buyers Agent commission.

She told me then, that there were talks going on

that were to address that.

So now what, anybody, I'm listening !

RB- you could have refused to pay a buyers agent but then few buyers would have been able to pay the agent themselves and it would have taken a lot longer to sell the place,even at $500000 --74.77.xx.xx

I do not support the claims about real estate agents' commissions. The commission rate is open to negotiation, and the amount of commission is something I have agreed to when listing a property for sale.

My last sale, I specifically provided for a 2% commission to the listing agent/broker and 3% to the selling (byer's) agent/broker. This was spelled out in the MLS listing so that buyers' agents would know that I was offering them 3%.

I value the work done by the agents/brokers. I do NOT keep current on all of the petty regulations imposed by local guvmit and I rely on my agent to do so. Tempered glass in front door window? Tempered glass in shower doors? We recently added new regulations for water heating strapping, and for new baffles on gas supply lines.

I could list "FSBO", but no thanks. I don't have a problem paying 5% commission.

If I'm reading this correctly,

the NAR window is Feb. 1st 2020, thru Feb. 1st 2024.

According to my records, laid out on the Pool Table,

I sold 7 (seven) residential homes in that time frame,

through NAR.

As an Older and Slower Student of this Class,

I will keep ya all informed.

I did a bit of investigating because my MIL sold a house in 2020 through ReMax. Two items of note: first, you must have received a notice containing a "unique ID" and a PIN. Second, you have until May 9 of 2025 (not 2024, as matt(TX) thought) to file.

All that said, I mostly agree with Mike45(NV). My MIL's realtor worked her tail off during the height of the COVID epidemic to get the property that was listed just before the state RE temporary shutdown sold almost as soon as the shutdown was rescinded. She had to personally walk through prospects, make sure that they didn't touch stuff, then return to sanitize anything anyone DID touch. She made sure that only prospects who could afford the place were taken through by herself or by a few buyer's agents, whom she knew and implicitly trusted to follow the PA COVID guidelines for RE (never mind how ridiculous they were).

By no means least importantly, she had to deal with a 90-year-old woman who thought that leaving for showings was "stupid", and would either pretend that she hadn't been notified about the showings and walk around yakking, or would hide in her car in her garage with her jewelry boxes. We lived too far away to be there at every showing to get her out, but managed to have our adult daughter (who worked nearby) take her for a long picnic lunch on the day that the eventual buyers came for a showing.

We had negotiated a commission of 3% plus a few hundred for photo and video production with the selling realtor and 2% for the buyer's agent. The selling realtor "ate" the home warranty cost, which her office staff had inadvertantly omitted from the seller's costs sheet. Both realtors did their jobs well under tough circumstances, so I don't think that we'll file if that notification ever turns up. --96.245.xx.xxx

All this buyers/sellers agency fees has me confused. Here, the seller pays the commission. Generally it is 6%. There is at least one place that advertises 4.5%. A few others, also. The seller's broker then tells the buyers agent what they will pay them. In other words, seller pays their agent. Their agent divides up the commission if there is another agent involved. My fee would not change if the my agent sells or if the buyers are working with someone else. --98.237.xxx.xx
