Hello -

I have a tenant that has been at my property for 10 years. He would like the living room to get painted. I've searched to see if it's his responsibility or mine. Painting usually gets addressed as a moving issue, or if the tenant wants to personalize the space and paint it themselves. His is normal wear and tear and wants a fresh coat for the room.

I'd prefer he paint the space or hire someone with a color I approve of. The home is in Georgia. Who would be responsible for painting in this situation?

With all the moaning and groaning I here on the forum about the challenge of finding good tenants, I'd want to keep an existing good tenant happy.

MrLL preaches the reward program, where you reward good tenants with an anniversary gift of a small upgrade to the property. Painting one room after ten years seems like an inexpensive way to keep a good tenant.

If the flooring also needs updating, I'd probably do that too. Way better to collect rent while doing upgrades on the property than while it's vacant! --65.28.xxx.xxx

If you’re hiring out the painting and flooring, you better be able to jack up the rent to cover it. For me, and doing my own maintenance, I can’t stand going into a unit for something like a vanity drain repair and having a tenant hover over me and want to carry on a conversation for a half an hour, let alone a week of flooring and paint. I don’t do unnecessary things like painting while a unit is occupied. And I do not allow tenants to paint unless by trade they are professional painters. So 10 years or not, this would be a no for me.

Now if I was charging top dollar rent, I might feel differently. Chances are you are not. So if such an upgrade was to be done, the rent would be adjusted accordingly. --24.236.xx.xx

It's a reasonable request.

2 gallons of paint is WAAY cheaper than a turnover.

I tell them OK as long as it's a neutral *I* approve.

Most just want a little change of scenery after watching HGTV.

I have have relaxed and will allow a res to paint. I will provide the paint, tape, and plastic. I realized those who painted without permission mostly did a good job. A few needed to be redone at move out but nothing we would not have had to do anyway.

I want our homes looking good all the time. Keeps people longer ADN you never know when it will come open so it's already a fresh coat of paint.

Flooring: I did not see that post. NEVER allow carpet! It's out of fashion and is a stink magnet. Expensive to repair and clean. My life is soo much easier without carpet.

Like I said, if I was charging top dollar rent and the tenants were particularly good, I’d be more open to it.

But never do I let tenant’s paint, unless by trade they are professional painters. No thanks to having repaint ceilings or try to figure out how to get paint out of grout. Most people do not paint well.

I use high quality paint. If the tenant is high quality there is nit need to repaint after 10 years. If it needs a full re- paint, they’re not high quality tenants .

Repainting cost a couple thousand dollars and when you’re paying thousands of dollars a year under market rent you best not ask me to repaint. I literally cannot think of a circumstance where a good tenant would require new interior paint. Exterior, I repaint every ten years give or take as needed. --24.236.xx.xx

I’m in California. Once you allow the tenant to do anything, the tenant becomes your employee. What happens when an employee falls off the ladder, they sue the employer or the landlord. If you’re gonna do it , higher it done by a company with insurance. --198.44.xxx.xx

If the property is B or higher, I would not let a tenant paint. We had B- and higher units...our lease said no painting by tenants. In your case (assuming they are a good tenant), what I would do is paint it for them at a reduced cost. Either paint it yourself and charge them for materials or hire it done and split the cost.

My experience with tenants painting is that they get it on things they shouldn't such as ceilings, window frames, baseboards, etc...and then when you need to paint next time or sell the unit...you have an issue to deal with. They will also often select the cheapest paint they can get, and not prepare the wall properly...then the paint peels or doesn't last long.
