Would you mind sharing some details on this?

Do you not do periodic inspections?

Do you not want to know if something breaks?

How long do your tenants usually stay?

Do they generally leave your places in good condition?

What do you regard as emergencies?

Any other details you might could add would be great.

I’m usually in units for a minor repair or emergency enough that I don’t do regular inspections. Move outs are usually pretty good. Move ins are also pretty good with new/newish flooring. If they’re there so long that I need to replace flooring while they live in the unit, they’ve been there too long. It’s like painting, I would never repaint a unit with people living in it. For one, I do most of my own maintenance, so I’m not doing it & 2, I’m certainly not hiring someone to paint and paying them a freaking fortune.

What do I consider an emergency? Not hardly anything as compared to what a tenant considers an emergency. There’s some unit I haven’t been in in years. Not everything you read here is gospel 6x6, and the longer you do this, the more you realize ISN’T gospel. --24.152.xxx.xx

He's right on many things, 6x6, but do NOT skip regular inspections. I just did one and found a 6' puddle in the basement. Leaky water line. Tenant was oblivious.

6 x 6, for clarification, I don’t do regular scheduled inspections simply because I’m in units frequently enough that I get to look around anyways. For a faulty door knob or light switch, etc. For example, the one unit that I haven’t been in in a couple years is in a multi unit building. So I’m on site once in a while and can gauge enough from outside, and I have access to the common area basement. There is a window near their door that allows me to peek inside when I walked past and it’s always very clean. So do what you can do. --24.152.xxx.xx

We are in the area regularly, mostly doing rehab work on new acquisitions. We too discovered that an upstairs tenant's washer was leaking. They tried to DIY and put on a new pump after we told them just to get rid of it.

A couple weeks later, still water running down in the same area (not in a place where the downstairs tenant would notice)

We read the riot act on them. Warning sent NO MORE DIYs as they had changed the lock b/c it wasn't working instead of contacting us. --64.246.xxx.xxx

I still like doing periodic inspections but that gets hazier after someone has been there for a while. After a while they know when to call so I have been known to skip that inspection that is in my Microsoft outlook calendar. --24.101.xxx.xxx
