HOOSIER; thank you for your post and experience in this matter. Yes; mold is everywhere. Looking back at your mold addendum list, I'm constructing one and adding ideas from others. I do have several of yours already in the "RULES" attachment of the current lease.

We interviewed several contractors for remediation estimates without tenant invited. Tenant tried to interfere, I ushered her out at once; she hasn't tried since. I'm delighted with who we have hired to help us currently. My choice was the first contractor I had come. First time we met, he brought along and immediately installed his "demo" air scrubber. This new tech scrubber is used in hospitals (extensively during COVID), sports locker rooms, space program, and more. The tenant noticed results in the basement within a week...we put another scrubber in her office after she removed all her belongings from it. I am so impressed with this contractor. He is a LL, he gave me a lawyer he has worked with, he gave me an A++ mold remediator who has been in business for years. He's also testified in mold cases. After all is done, he will retest all areas, take pics and forward them to me at no extra charge. I plan to have her sign something regarding her responsibilities when all is said and done, quoting her words "I may have to move for my health..." and giving her an "out" with no consequences for breaking her lease.

Tenant's mold tester advised her to toss everything she isn't attached to. I'm going there Saturday to see how far she's gotten.

On the positive side, everything we are doing will increase the value of the property and are things we planned to do before selling. She's getting rid of lots of stuff; moving will not be as overwhelming when it's time.. I feel I can coax her out as the very few others I've "convinced" in the past 45 years that had to go. If not, when her current lease ends she will not want to be there anymore. One attachment of my lease is labeled tenant rules. On the cover, it states, as issues arise, this attachment may be updated at any time.

BUSY: As you said, that you do not believe she's looking for a lawsuit, but results, I also believe that and am proceeding by doing overkill. If I do not continue to stay positive, I'll not make it through being the project manager.

I'm curious about the scrubber? I purchased 3 Uvilizers a few months ago and used them in our empty rental in January, but have not used them here at my home yet. It is an ozone machine. So not the same thing? You cannot be in the room with this.

Hi Pat, no these are not ozone machines. I bought them from the company who is helping me with everything. I haven't been able to find these specific ones anywhere else. I also am having them serviced quarterly and annually. The service provider will be able to tell me whether the tenant is keeping them on or not when he comes to service them.

Amazon sells air scrubbers that you can service yourself by easily changing the filters. The filters are expensive, but being able to service them yourself will save you the quarterly and annual service fee I am paying.

The next step when the remediators come in, they use a strong HEPA machine to clean all surfaces. Then they spray the surfaces with a product that keeps the mold from returning and run fans and dehumidifiers so all surfaces dry out. The air scrubbers continue to keep the air clean.
