The credit -pull- here is a soft pull, from this you can often observe how the credit score has become what it is, circled are the days late on payments, medical and student loans appear under -alias- names just like Patsy should use in a online forum to protect his-herself. --184.59.xxx.xx

The credit pull through the service here used to be a hard pull -- for many years. We complained about that quite a bit and, from what I was told, it is now a soft pull. It might be worth double-checking this with them if you are very concerned about it.

In the province of Ontario the minimum credit score is 700 and above or you keep looking hoping someone will just hand out keys. Unpaid utilities and unpaid rent go hand in hand together where also a lot unpaid bills show how rent is going to be paid. First before running a credit check information on rental application. A incomplete rental application they are trying to hide something. If they provide a reference from rental housing provider where ask first if they have any apartment, houses, condominiums for rent then if the person does not know what you talking about then more than likely a friend or relative where that is end of story. It is not difficult to check employment reference where use internet or yellow pages to see if that business actually exists. A lie then again end of story. If on rental application there moving every three months or less then again end of story. Three pieces of photocopied identity to verify the one letter change in surname where the application comes back no identity so they are disqualified. It is better to indicate in ads that will provide rental applications to those interested. Some of them take rental applications then never come back where they know they will not qualify. --207.236.xxx.xxx

So, just to clarify (and why I said to double-check above), it turns out that it could be HARD or SOFT depending on the type. The official site says this:

"TransUnion tenant-screening inquiries result in a "soft" inquiry instead of a "hard" inquiry. (Experian credit reports continue to be a hard inquiry and it does lower the fico score.)"

So, if you signed up for TransUnion reports, then it is a SOFT pull (it used to be hard, but they were able to change it a few years back).

If you signed up for Experian reports, then it will be a HARD pull.

Be sure to double-check.

That would tick a lot of potential tenants off with the hard pull I am sure.

I can only imagine in a bigger area if they applied to a lot of places at one time.

Get to the last place and they DQ for a low credit score.
