Does anyone put anything into their lease agreements, or demand their tenants leave by a certain on their last day?

Example, if someone says 3/31. Do you have them leave by 5pm on that day or another time. Or do you actually give them til 12am to leave?

Out by noon. For every hour thereafter, $10 is due at the top of each hour to compensate us for turnover time lost, rescheduling the move-out and contractors. The charge maxes out at the hold-over rate for my state, which is 2x the normal per diem rent. --184.4.xx.xx

All of our rental agreements end at 12:00 noon on the last day of the tenancy. We spell out the actual day in the rental agreement, for instance leases starting on April, 1, 2024 will end on March 31, 2025 at 12:00 noon.

I just pulled up a lease & noticed that unlike Sid or WMH We don't have a penalty for noncompliance. Starting with out next lease or any renewals we'll be adding a $$30.00 per hour penalty for noncompliance. --96.233.xxx.xx

3. TERM.

The initial term of occupancy of this Agreement (possession) shall begin at noon on the _1st_ day of

_August__, 20 _22 and continue at the rental rate stated below, through noon on the _31st day of

__July____, 20 23_ , at the rental rate given below, on a Month-to-Month term. It will automatically renew at the end of each term (each month), unless terminated by mutual agreement or by court order, as hereinafter provided.

If either Landlord or Tenant wish to not renew or change the terms of the Agreement, they must give written notice to the other a minimum of one rental period in advance of the termination date. In other words, notice must be given and received before the rent due date that is at least 30 days before the end of occupancy. Rent must continue to be paid through the entire last term. The premises is rented for full months only - there is no proration of rent for leaving early. Tenant will vacate the premises and return keys to Landlord by noon on the last day of occupancy.

Our lease says noon also, but I admit to not enforcing that much. I think when I started, I had this idea that I'd get them out by noon and then new ones could move in that afternoon. After doing this for a couple of decades, I don't think I've ever had that happen more than once (maybe). :)

I did it because in the past we'd have people drag their feet and be out at midnight with new people wanting to be in it. 6:00 a.m. the next morning. Nowadays, even though we say noon on the last day, people are usually out well before that. I don't think I've ever had to charge anyone the penalty. In real life most people are out days or even weeks before the end of the month.

Also, we do A LOT of weekly rents so Thursday before the Friday autodraft at 12:01 am

Mine is noon. Same, gives a chance to change locks and assess immediate problems. We can flex a little but not much. People need deadlines with penalties or it drags on. Brad - they pay according to the terms of the lease, not Per Diem. At the beginning of the lease, they agree to noon as part of the overall terms.

If we went solely by a 24-hour day, they technically could have the keys at midnight when moving in. Are you doing that? No for two big reasons: I'm not meeting someone at midnight, and I don't want people to start moving in in the middle of the night either. Noon is perfect. Sometimes we allow an earlier move-in just to be nice, but we don't HAVE to.

I want people out by noon last day so I have time to look carefully at the place, in daylight, and take pictures, etc. --173.28.xx.xxx

No time specified, just the date so I would say it's midnight.

Most are gone by this day or are cleaning so I let them. I'd prefer it. Plus, they pay for the entire day anyway, not an hourly rate.

We have been known to grace a few days prior to move in, usually max 3. Funny how all forget it at the end and want "free days" to move out. We tell them "if your stuff is there and we don't have keys, you will be charged for the next month". Makes them go faster. --174.198.xxx.xxx
