At our greater cleveland landlord meeting tonight we hopefully have 2 council people coming to explain details of the new for 2024 rules, one that perked up my antennas is a vacant house registration - my interpretation is if the tenant does not leave the house in re-rentable condition they will be on the hook for this fee. 2 area cities are charging 250bux for this registration fee. This will intertwine with our lead safe rules that cover a house must have a lead-safe registration before renting. A twist here is if damaged areas are those tested for lead clearence then the repairs will include a new lead clearance test (these tests cost 850 at this time). Ohio does not have a cap on deposit but or late housing court judg suggested in 2005 with the rising cost of court approved rental repairs the deposit should be raised to a double deposit which will barely cover smoke remediation alone without broken cabinets, doors, or other repairs - now needing to be raised to cover the vacant house fee encircling our responsibility in offering rental housing - hiking rental cost, contributing to housing shortages in our city. --184.59.xxx.xx

It’s not just a war on landlords, it’s a war on YOU! It’s a war on the traditional American Idea. The scamdemic and the absurdity of all the protocol involved in the Creeping Tyranny-19 should have taught you all you need to know about them and their rules.

Democr@ts will do to anything to stay in power, and the Republicans are useless to stop them, because essential they are one and the same.

It’s almost like they want their slaves back and they will continue to remove the rungs of the ladder i.e., your historic American ability to step out of the bottom tier of society and into financial and personal freedom until they get what they want. It’s not a conspiracy, it’s easy to see.

Don’t misunderstand me when I say what I’m about to say here. I’m not looking to commit crimes, I have no interest in that. The trouble comes when you start seeing laws passed that aren’t based on common sense or go against nature, or even worse, start to get in between me and my dreams, that’s where we begin to have a problem.

That’s why, for me personally, after the 2020 circus of the absurd, all bets are of. If I don’t agree with it, I’m ignoring it. As long as I don’t end up in jail, I don’t care what they say, I don’t care what rule they throw out there, I don’t care what statistic they give me, I don’t care what excuse they say, I don’t care what cause they’re promoting, who their pandering to or what portion of society they’re pretending to stand up for.

Voting will do nothing, but if you must, then write in your own name because you are just as qualified. If you don’t agree with the way things are going in this country at this point and you don’t do anything about it, You are the problem. Let me repeat that, You are now the problem! Not them. It’s the average American, who just grabs his ankles and doesn’t do anything that is the problem. --24.152.xxx.xx

I am in full agreement that landlords are being made to be the villan.

If you want to see what we are looking at in my area do a quick google search for the:

Kansas City tenant group

They have actually "unionized" and convinced the local government to provide attorneys for the tenants in local evictions.

Yes, it has become normal for Government entities the last 3-4 years. You can cite any number of indicators from rent control to weaponizing the DOJ as cited in my earlier post. In reality, it is a broader attack against the free market but landlords are at more of a disadvantage in fending it off because we don’t have a powerful lobbying group like most industries. I know I have stepped up my contributions to the nonprofits that continue to fight legally against a government and president bent on trampling property rights. --107.77.xxx.xx

Tenants are better paying market rent than above market rent where when the supply goes down than rent goes up. Most the criticism comes from the extreme left wing government funded groups who hate along with vilify rental housing providers.I remember the time went down to housing ministers office then asked why is the provincial government funding where in few months the provincial government stopped funding where they went defunct. One them was homeowner who sold his home in Ottawa then moved to Toronto where the city continued funding then he bought another house. In hostile environment apartments above stores are converted to commercial along the secondary housing market goes down where houses, townhouses and condominiums are sold to become owner occupied. Tenants who get evicted find they can not start another eviction as they fail a thorough credit check on all adults. Housing as a last resort (Community Housing)formally called the Housing Authority. Jan 6 was a trap set by a couple of evil chess players in the HOuse. I saw most of it on cspan. Cops encouraging protestors to come in and then telling them to run in the halls. Apparently there was enough evidence to examine the election results and the big Ds had to find a way to stop that so they used the protestors themselves to create chaos. It's always like this when the Ds are in power. Either they fund a war or stir up the unions or racial tensions. NOrmally the next vote can get rid of them but now they are using the machines. Mike Lindell has worked hard to get rid of the machines. SCOTUS has a case about Arizona's problems that has gone our way and the results should be announced this week. He needs funds though. I sent 75 bucks to his fund to pay lawyers to keep going after the bad machines. If you have an extra one maybe drop over to frankspeech and help out. California used to allow a landlord to collect two months rent as a security deposit for an unfurnished property . as of June one 2024 the maximum security deposit you can collect is one months rent. As always, this will backfire against the people is trying to help and that the marginal tenants, who could pay two months rent for security deposit won’t be considered. --169.150.xxx.xx

"War on RESIDENTIAL Landlord" would be the correct title for this. To date, not one new law, rule or reg has been passed against COMMERCIAL landlords that I'm aware of.

Pandemic eviction moratoriums? None.

Rent controls? None.

Screening restrictions? None.

Free tenant lawyers? None.

Income discriminations laws? None.

ESAs? None.

My question: why is anyone still investing in an asset class that the Govt has declared war on?

Pushed through Rent control statewide, after one year of residency can only evict "for cause", trying to limit reasons to deny application......

Years ago a state representative realized he could get a lot of publicity and votes by writing bills against LLs, he churned them out!

Who would complain about rental inspections, no deposits, etc.

His bills never made it to a law but he got lots or airtime for trying AND ate up a lit of legislative time/energy of others to combat them.

At Notre Dame University a law professor is using real local eviction court for her students to practice writing motions for delay/dismissal and arguing for deadbeats. Does not matter if the person needs to go, it's just a great earl life case study. Takes months to get an eviction there.
