Buildium has started to charge us a .60 fee for online payments. It is paid by the tenants but I'm trying to decide on which Schedule E line you put that sort of income/expense.

If you are looking to convert passive income into a small active income so you can contribute to your SD Roth 401K (with a company match), perhaps you should be charging yourself a management fee.

You have to claim the income and pay FICA on it, but you are claiming a small amount of income specifically for funding retirement. --24.101.xxx.xxx

In buildium I put all operating expenses against one building. In my categorization menu is "other fees" or something similar. I print out detailed and condensed property reports. My accountant handles the rest. --172.59.xxx.xxx

Great, more fees for the tenants to pay out so that they eventually don't have the money to pay rent due to all the fees. When does a convenience fee become inconvenient?

When the tenant pays so many of them that they have no money left for the actual rent?

Or is it when the LL has to spend more time on paperwork?

6x6, $.60 is cheaper than a check/money order, stamp and envelope. Plus time factor. I know for me, I'd be late all the time if I had to mail something...go buy the stamps, go buy the envelope, make sure I have checks (most tenants don't these days...) What a hassle.

While I wasn't HAPPY about the sixty cents, at least it's not a percentage of rent as it is with credit cards. THOSE add up.

Small Potatoes, since these fees are actually paid by a tenant in a particular property, I don't want to just add them altogether and assign them to one. Easier to assign them a category in Quicken when I enter them.

And I know it's a trivial amount, but I have to account for it somewhere since every time they pay rent or utilities, it's collected. Over time I guess it could add up. --173.28.xx.xxx

Wow I just looked it up. A one-ounce first-class stamp is now $.68! By paying online rather than mailing a check, the tenant SAVES $.08 to begin with, plus the cost of a check (how much are they these days?) and the cost of an envelope (ditto?)

Forgive me for the confused state I am in.

You said that Buildium charges the fee and that the tenant pays the fee. So why do you have to declare it?

My PM software charges $2 per ACH and my tenants love it because it is cheaper that them driving to the bank.

When the monthly bill for Buildium subscription is rendered, the $.60 x number of transactions is charged in a lump sum. So it evens out, we don't make or lose money. But I'm assuming that over time, I will need to report the "income" and balance it with the expenses because it will be on the annual 1099? Ok, I am understanding a little better now.

Buildium charges you for the transaction and you charge the tenant. So you are making money, but it is wiped every billing cycle.

The software I use charges the tenant directly. If they owe $1000.00 they pay $1002.00. I never see it on my books at all. That is why I was confused.

So take the extra sixty cents and put it in a super high yield account for 30 days. Think of all the money you would be making!
