We appreciate for your inputs on deciding on prospective tenants:

Excellent rental references (2 each with 2 years) mentioned professional, respectful, clean, no problem whatsoever. They originally in mid Atlantic, rented 2 years in CA and continued paying during pandemic that they had an option not to pay.

Both are around 60. Per application, husband doesn't work. Was advised bankruptcy due to failed sailing (big boat) around the world business.

Wife has her own business as bridal dresses wholesale and brand representer who connect retails with brands. I found a web page but nothing else regarding reviews etc. Wife is the main application with 698 credit. She only show her bank statement summary with a total deposits and a total withdraws amounts in-lieu of pay stubs .. with 5-6k balance and fluctuate to 20k (before expenses). Filed bankruptcy in 2021.

Husband doesn't work per application. His credit is 580. Filed bankruptcy in May 2023. With my digging, he was charged with fraud $62k with his own Development .. failed to pay subcontractors' services in 2008. I brought this up, she acknowledges that it was a long time a business with his ex wife and is separated from their rental history. She made a point that their paying rent is their priority and they never missed.

Husband was a senior VP in late 1990 until 2018 .. not sure the timeline was accurate. Wife was a sale manager for Saks until 2017.

This is tricky. Normally, we go with a clean good record. Presently, people are not moving or they have different priority in terms of space inland verse a smaller place (1.2k sf with 1 garage) by ocean. We have a B+ rental.

They sound like professional deadbeats, you’re sure the references were legit? Fraud indicates a questionable character, as bankruptcy can also indicate. I wouldn’t rent to them. --50.228.xxx.xx

Sorry about the repeated messages. It didn't seem to go through (slow internet?) so I kept sending.

Either rent or let it sit for 3 months or so as people don't move if they can help it at this time. Do we focus on business (cash flow) or feelings (not ideal)?

They did loose their own money. They made bad business decisions. Yes it seems like the husband put more feelings without analytical in his businesses.

If they have issues with finance and not able to pay, it would be easier to have they leave in FL rental law? --96.255.xxx.xxx

Correction: The sold house in MD was not their so they probably rent that before it sold. This is far back so its info and reference are not mentioned.

After being in mid Atlantic, they moved to CA, then TX, then FL coastal. --96.255.xxx.xxx

I agree things can sit longer in winter but people do move during every month of the year. I listed my last vacancy mid October, had no qualified interested applicants, dropped rent by $100, got 1 iffy qualified applicant and then 2 qualified reached out at the end of November. It won't necessarily be 3 months vacant. I have rented to someone that went through bankruptcy because of a failed business before but not with the co-applicant also having gone through bankruptcy and fraud issues as well. There are times business' don't work out but there doesn't seem to be an stability or proof that they have come out on the other side of bankruptcy showing commitment to rebuilding credit and on time payments. --73.159.xxx.xx

You have a B+ and someone with a 580 credit score wants the place. If this is truly a B+ place, folks who wear ties to work, should probably have a credit score higher than 580.
