What invoice would she need? Just a rent receipt? I have had some that wanted receipts each month. Now they get them from the credit union when they make the deposits.

Will be better when I get the PM software decided on and then up and running.

There is good reason to offer a rent receipt, add a line where the tenant signs showing there are no faults with the house or apartment - you may want this in a deposit dispute some time after they have left and are unhappy about the refund amount - your honor there was never a reported problem with the bathtub drain. until they left it plugged. --184.59.xxx.xx

Scott, when you purchase a product or service, do you request and/or want a receipt?

What if they said, Sure, that will be a $50 admin fee?

I see nothing wrong with providing a tenant a receipt. They shouldn't be charged for it either. Technically, they have already earned one, just like when we buy something and get a receipt. If I where top get charged extra for a receipt, I would change who I was doing business with real fast. --73.190.xxx.xxx

6x6 I've rented at a number of large complexes myself, and the only time I've gotten receipts was when I paid cash or money order. Other times , my receipt was my canceled check.

I also pay my kids daycare weekly with a check, they never provide a receipt

I think the difference is that with a tenant you have a lease that spells out what the rent is, so there's confusion if the check paid the rent in full or not --68.56.xxx.xx

Big deal,send an invoice a week before the rent is due. some people are just weird about certain things.I invoice everyone who pays me a mortgage,when i started doing it my collections increased.I had tenants a few years ago who wanted a receipt,I invoiced them,they mailed a money order i mailed a receipt back. i tried explaining that the money order had a receipt attached that they saved but they wanted a receipt from me. --74.77.xx.xx

I’ve invoiced every tenant, every month since I’ve started. Them getting accustomed to a monthly invoice has gotten me paid MANY times when that last invoice shows up at their new address with a balance due after move out. There is a difference between an invoice and a receipt. I don’t have a problem giving a receipt because I received the funds like I should have. Normally the canceled check is the tenants receipt. Having to remind somebody their rent is due on the first is ridiculous. Like I posted this tenant has become a P i t a. This tenant just joined the 10% annual rent increase club. My other tenants are all members of the 1.5 to 2.0 % annual rent increase club.

It used to be back in 2002, a tenant may request a copy of their lease and payment once a year at no charge to them. Then the City of LA wanted so bad to make their 25% commission on every section 8 rent, they changed the rules. A tenant may request and a landlord must provide a copy of their lease and payments once each month. So they have the documentation to extend their Section 8 contract more easily.

So my brother is an MBA/CPA with two masters degrees and had his own firm. So I email over copies of my leases and rental payments that his in-house computer down load into files. So when a tenant request their second receipt or copy of the year, my brother charges me $25 per copy of any document.

So I tell my tenants they need to have their own files because after the second request, I'm charging them $25 for each page of any document they request from me. --47.149.xxx.xx

Actually for a home office charging 10 percent in tax write off is common, my former GF did this with her furniture refinishing business at her dad's house - some of us have another address that is used at 100 percent - the unconventional method would warrant the service fee - but you must have a conventional method stated in the lease. Since this is a request for an invoice and not a receipt, let me rethink this.

I realize that you are not really looking for solutions as you have been doing this for a long time and it seems that you have already decided that you want rid of this tenant. You even have a revenge plot figured out as punishment.

I am wondering a few things as to analyze this a little further.

How long has this tenant been with you?

What makes this tenant now a PITA (besides the invoice request)?

Has this tenant otherwise been a good tenant?

Has this tenant by chance mentioned why she would like to start receiving invoices?

I guess that is my biggest wonder, why does this tenant suddenly want an invoice? What has changed in their situation? Is there something in the LL to Tenant situation that has brought this about? My other biggest wonder is why this tenant is now considered a PITA just for my own education as to what makes this the case. Perhaps I will start a new post about that.

Scott, would the magnet not end up the same as the lease?

After a while a person gets use to seeing a certain thing in a certain place and it then just doesn't get recognized anymore. However, an invoice is a different kind of reminder.

I do agree, however, that there should usually be no need for an invoice for rent as a reminder, since it is the common practice to not receive an invoice for rent. On the other hand, do banks not send invoices for a mortgage? --73.190.xxx.xxx

6x6. The tenant has been with me 2 painful years, the first year was OK but year 2 they brought in a verified ESA dog that has done $2000 damage before they decided they didn’t need an ESA dog. I’m hoping by raising their rent 10% which is $350 They will get the message that they should move. I used to clear tape my business card to the breaker panel. Did so because I had tenants that claimed they didn't know how to contact me, even tho I had been contacted from them to get the place.

So just do it once a year.

Send them 12 invoices in one mailing. Copy and paste on 12 separate pieces of paper. Just change the date.

There is really no rule as to when you send an invoice. As long as they receive it in a reasonable time before the due date.

Jim in OC. Do a 1031. Line it up with a rent to own transaction so that you can close within the time period. Just don't rent to own in CA.
