Hi All, I am already approved the applicant and they put down $200 deposit already. After that I review their rental application carefully again I find out their income is not match what they put down on rental application. One of the name is not exactly match their pay stub. I want to reverse my decision not approved them and return their $200 deposit back. What is the best way to tell them so they are not get mad? Any suggestions or ideas I appreciated. This is why I don't take deposits and keep collecting applications. The first good candidate who meats me criteria and will quickly pay me all of the move-in money and sign the lease it he winner.

Many people past my mustard test but don't have the time, money or ability to move in soon -- they want too much time before they commit. That's not good business to have someone hold my rental hostage until they are ready to complete the terms.

A good reminder to all-- you can buy completed pay stubs on line for 30.00.

Always check for spelling mistakes but pay particular attention to decimal points and totals. For EX. A pay stub issued by ADP will not have misaligned zero's.

What the others stated above. I am a bit curious as to what the "difference" is in the application vs the pay stub. What's their driver license state? Does that match the pay stub?

They may go by Frank but their "real name" is Frances (or Francis). I wouldn't care about that as much as Frank vs John.

Would be a good idea to see if your application asks for any aliases or nick names that they go by (for future use). --69.201.xx.xxx

If it was me I would mail him back his deposit and a denial letter saying “we are unable to approve your application at this time, enclosed please find your deposit “. I wouldn’t care if he was upset. He shouldn’t have been deceitful. As others have said though, I’m curious how much of a difference was there in their pay compared to what they put on the application, and what was the slight difference what they put for their name and how it appears on the pay stub? --174.192.xx.xx
