I was on Zillow to find the valuations of my properties a week ago and went on a few days ago and saw some of the valuations drop $15,000 or more. Then I checked a day or two later and the valuations on most had come back up some. The same was even happening on the rental amounts. I wish I knew more about how they do their values. It doesn't seem to be by neighborhoods or streets as we would do our values locally.

Did anyone else notice this for their properties? --99.165.xx.xxx

zillow property valuations depend on a lot of variables, including sales in neighborhood. they should not be taken at face value. --50.4.xxx.x

Zillow valuations / comparisons to similar rentals are terribly inaccurate and useless.

If anything, they are hurtful - like when they compared my renovated 3/1 with a garage, long driveway & big fenced lot to a dinky, run-down 2/1 nearby with 1 street parking spot. Tried to say my rent was WAY to high! Not good for prospects to be told that. --68.10.xxx.x

I saw the property value on one of my little house go from $309k to $259k in one day. Who knows what they are doing at Zillow. Makes no sense to me. --24.20.xxx.xxx

I don't think Zillow estimates apply to rentals, as rental value is heavily dependent on rent, and Zillow is off on rents by 2 to 2.5 times in my area. --100.1.xxx.xxx

You could get two appraisals the same day and they could come back $15k apart or more. Zillow valuations are only as good as their input data. Often they have outdated information on the unit size and other important facts. Same issues with the properties used as comps in the algorithm. --73.15.xx.xxx
