I just received an email from Zillow. Beginning next month they will start charging $10/week for advertising your rentals.

So our most effective free advertising venue is disappearing. I guess it was fun while it lasted... --24.20.xxx.xxx

Here is what I found:

"One way Zillow makes money is by charging property management companies to advertise their listings on the Zillow Rental Network..."

and this:

"On Zillow, it’s free to list a home for sale by owner or agent and to list a property for rent. Zillow’s online and mobile search tools, including its smartphone app, let users search for property and view estimated property values for free, too."

Maybe because I list mine as an OWNER and not as a PROPERTY MANAGER, it's free for me? --50.82.xxx.xx

hmm. $10/week. Mine are usually up for 2-4 weeks so that's $20-40 for each vacancy. Sign me up!!! --50.4.xxx.x

For comparison, thumbtack and other sites that provide "leads" for contractors charge a PER LEAD FEE for every "lead" they send the contractor, even if it doesn't result in a paid job. Hope zillow never goes down that road!! --50.4.xxx.x

I don't want to pay for what was once free, but on the other hand, maybe it will slow down the big apartment buildings that have 20 ads up.

Zillow doesn't seem to be well used for rentals in my area. It's possible that fees might vary by area, depending upon how heavy the traffic is.

I took a look at Zillow and couldn't find how to post an ad so I haen't tried using it. --98.146.xxx.xxx

No hoax:

Changes to listing your Oregon properties on Zillow Rental Manager beginning May 20, 2019

We hope you’ve been having a great experience with Zillow Rental Manager. We’re writing to let you know about an upcoming change to your account.

Over the last year, we’ve invested in continuing to provide the largest rental network for landlords and property managers to fill their vacancies and in building a full suite of features — including tenant screening, online leases and payments — to help you manage your rental properties.

To continue delivering an excellent experience, beginning on May 20, listing properties in Oregon with Zillow Rental Manager will cost $9.99 per week per listing. Your first listing is still free — this change will start with your second active listing. Rental listings will continue to automatically post to Zillow, Trulia and HotPads, and you will only be charged while your properties are actively listed for rent.

If you have any questions, please visit our FAQ. Thank you for using Zillow Rental Manager, and we’re excited to continue supporting your business.

Thank you,

Zillow Group --24.20.xxx.xxx

I would try setting up a few accounts and just changing the ad content (pics and addresses) first before posting a 2nd listing. Keep that first posting listing indefinitely. --174.201.xx.xxx

Note that it says "listing properties in Oregon with Zillow Rental Manager will cost $9.99 per week per listing". I wonder if this is Oregon-only for now for some reason. Maybe they are testing a roll-out.

my listings are generated through buildium, so perhaps they will negotiate a fee if one pops up in NY. I have noticed fewer listings in general 8 to 12 recently and I can't believe that's it. Is FB getting all the action? --24.194.xx.xx

What I don't like is the 9.99....I'm tired of people not calling ten bucks ten bucks.

I think Facebook groups is where some of my leads are coming from...however, I'm not in these groups. These are referrals.

I haven’t seen it yet, but I’m not surprised. They are a business. They got us hooked, and now want to charge.

It means we will all be more choosy in when we list a property for rent once it rolls out. --64.251.xxx.xxx

No real big loss... it just loses one more place to advertise for free. I haven't gotten a tenant from zillow in ages. The only thing I have noticed, they see my ad on FB and then on zillow... this increases their confidence that it isn't a scam. Craigslist is dead, not even on life support around here. --66.170.xx.xxx

i believe craigslist charges to advertise rentals in larger metropolitan areas. sounds like zillow is getting in on this concept, or maybe oregon is charging zillow some fees and zillow is passing on these charges to advertisers. --162.238.xx.xxx

Same as Tim for us FB market place is where we advertise and the response is Amazing and overwhelming. But our area has extremely limited available rentals. Good land-lording days here.

I’m old fashioned and want to prescreen on phone so I State in ad calls only. Responding to all questions and comments is more than a full time job so I don’t.

Craigslist we don’t even bother with anymore .

Signs in yard only needed occasionally here . --67.199.xxx.xx

I believe you would have to use the name your FB account is set up with . I think market place will automatically do that . You can choose to or not give the specific address . If you want calls and want your phone number to show sometimes you have to use words not numbers. FYI I’m not sure how your lovely warm Florida area will respond. But here it is fantastic be prepared for some tire kickers and silly questions requests for more pics etc even price or product bashers or rude comments just ignore those if it happens .I have learned not to respond to all FB .messages way to time consuming. This weeds out the first no goes because I request calls only but I may be a lil old fashioned and want to prescreen on phone then met in person to show and take app --67.199.xxx.xx
