Kevin,
I use a retired accountant who works from his home (coincidentally lives on my same street!) and loves to put numbers and data on paper. He posts each app and it's progress on Google Docs so we can also add info. We can quickly search that spreadsheet for former applicants.
I pay $3 per task
-court records search
-paystub/ employment verfication
-call/ fax LLs
-pull credit report
He has my written criteria so he stops when things look bad.
Has worked well for years.

Thanks Brad. Do you do all of this after the unit is shown and they submit an app? My issue is I'll get 80+ "I'm Interested" inquiries and can't juggle through them all to find a good 5 to do showings for. --98.237.xx.xx |

I have a VA who does initial information gathering (run prospects name through local court system, facebook etc).. He is not the brightest, sometimes I have 3 different vacancies and he would mix up the response. (I have a jotform to gather pre-qualify info) --71.232.xxx.xxx |

My goal in phone screening is to weed out everyone who is not qualified, so that I get very few applications for a vacancy. This usually results in only one or two but those are very well-qualified applicants. I thus only have to process one, possibly two, applications.
A good background check package would immediately return credit report, eviction report, and criminal record report. I thus don't find it necessary to outsource 1-2 hours of work per vacancy. --50.4.xxx.x |
