Hey, at one of our rentals we have a neighbor who does not pick up after his bullmastiff (so big). We have a short chain link between the two yards. You can see it and you can smell it. It's super nasty. They are not very friendly either (will not engage). We have new family moving in. Suggestions, please, on how to handle or should I let them meet each other & deal with it, if they want?

That’s a tough 1, I mean to talk to them is always the best approach, but in this case you say they aren’t friendly, and they obviously don’t care. It’s not like they didn’t realize the dogs crapping in the yard and nobody is picking it up. Some cities and towns have by-laws about picking up dog crap for sanitation reason, check and see if there are by-laws in the town/city/county and if there are make a complaint. --71.248.xxx.xxx

It's is very thoughtful of you to consider your incoming tenants. Huge flame wars in my neighborhood are going on, regarding this very subject about awful clueless thugish neighbors with huge dogs. First I'd have a talk with the neighbor. Then write them a short letter with a proof of sending. I'd also take daily pictures with a time and date stamp, tying to get the neighbor in some of pictures with the poop.

Then I'd ask the advice from:

a) the local councilman

b) the police

c) animal control

d) the County Health Department

Keeping a log of every phone call with the names and phone numbers of whom I spoke with.

I'd then confirm with the neighbor that if decided to clean up after their pet or not? Letting them know I'm ready to file a complaint and take the appropriate actions. I'd document this conversation in an email and letter to the neighbor.

Depending on the results, I'd then file various complaints. This is my right.

In one case the neighbor got so mad at me for filing a complaint that he allowed the poop to sit around for weeks. I got some great pictures with the neighbor and poop in them. I then printed up some flyers with a caption. I had another neighbor give him a flyer and told the neighbor that he'd better clean up before I distribute the flyers to his boss, friends, family members and adult children.

Within minutes he cleaned up his mess and began to clean up regularly. Since I never distributed the flyers he couldn't prevail in a law suit or get a restraining order either.

I agree with report now. The flies, and then spiders, will take some time to settle back down, even after it is cleaned up. My suspicion is they have such a big dog to go along with their ‘leave us alone’ personalities. New Tenants in on Friday. There is no way the city would got on it before then. I don't want the poopy neighbors to take it out on new tenants.(thinking they complained)

I'm going to wait to see if the new people befriend them and get them to clean up. If the new people complain to me- I am ready with pics to file.

If I had it sitting for while, I would have taken care of myself but it was rented in 2 days with quick move in.

I'd get the ball rolling, and document your contact with the municipality. My animal control officer is part time.

They didn't care about poop that could not be seen from the street. Hope you have better luck. Any chance they just let the dog outside all winter and in warmer months it's different? My fire building has a neighbor that keeps 2 dogs chained in a small area and it stinks so bad. I don't know how they stand it. Fortunately I have no windows on that side till the top floor and then only a bathroom window. --24.194.xx.xx

It's wrong to just push it off on your new tenants when this has been a pre-existing problem you should of dealt with responsibly. I would approach the neighbors once politely and if they don't respond file a complaint with the city/health dept. This is a huge health hazard as flys lay their eggs in dog poop to feed off of and this leads to more and more flys and the cycle repeats while they get into your house getting on dishes you eat from, kitchen counters you prepare food on....you get the drift. If I was your new tenant and I found out you ignored the problem while you rented to me, I would be totally pissed and there you go a new tenant with a bad relationship to boot and probably have cause to get out of the lease! --72.208.xxx.xx

Pouring lime along the fence line will yellow the grass, not sure how that helps the dog poop problem. Call and file a complaint, as has been said do it anonymously they won’t know what neighbor complained and the new tenant wasn’t living there when the complaint was filed. --174.192.xx.xxx
