In a commercial lease, when the option to renew the lease is given to BOTH the tenant and the landlord and the rent amount is predetermined, who makes the decision about renewing the lease? --172.75.xxx.xx

It should be spelled out in the lease, but generally the tenant has the option to renew at the agreed upon rate. --24.20.xxx.xxx

In many of my commercial properties the tenant has made costly improvement to suit their business. Therefore they want in their lease the option to renew for a like term at a slightly higher price.

One tenant who had an office in my strip mall got a two year lease with an option to renew it for another year or two. The rent goes up a fixed amount in either case. So if they renew for 2 years, they won't be raised after the next 12 month, only when the lease is over. --47.156.xx.xx
