Much of the stuff some tenants try to pull is weak BS. This is a rooming house tenant. His deposit didn't show up in the bank today. Having these guys deposit their rent was a very good move. This saves me much time and hassle. Preparing the weekly deposit and updating the bookkeeping took a lot of time. Now it just a matter of downloading the transactions into QB and transferring the money. Any
Me: I don't have your rent payment. Please advise
Tenant: My check wont be here until Wednesday its coming in a lil late this week.
Me: And you didn't know this before? And I have to reach out to you to find out? That's not going to work. Late fee of $10 a day applies. I'll need $180 deposited in the bank by Monday at noon. If not, I will require that you vacate the premises at that time. If you want to stay, suggest you borrow the money and let someone else wait until your paycheck comes in. Let me know what you're going to do.
Tenant: I got the 150 now.

He called and said he was borrowing the money, so the last comment was to let me know he had it in hand. He was probably short hours because he didn't go to work and he has child support coming out of his check. Either way, not my issue. --209.122.xx.xxx |

Not tenant related, but every time I get a worker I haven't used before in a vacant rental and they immediately start asking about how much the place is going for, and they're looking for a place...it turns out they're no good at the job they came to do. I've had this more than once.
I had this happen two weeks ago. The electrician was foul-mouthed and shouted instead of talking when he was just a couple feet away from me. Which I would have put up with if he was really good at his job, but he was useless at problem solving too. After an hour and a half of this I refused to pay and told him to leave.
