Consumers rate them highly. In the past three years they only had 3 valid complaints filed against them. Their license is active. The rating company's like them. However one lists only 3 employee's and another lists 16 employee's. Some must be on commission.

Let us know your results. I always like to give a property to a new agency hungry from my business. I'm in the San Fernando Valley and they are over the hill in Agoura Hills. --47.156.xx.xx

So I have 3 duplexes (one that requires flood ins) plus my home. Their quotes will save me a little over $2400/year total - about 1400 of that savings is on the flood policy.

By the way Robert, thanks for your posts. As a fellow Californian (I'm in the Folsom area), your information is always great to hear. --108.201.xx.xx

As a rule of thumb, never just transfer all of your properties to one new carrier. They will insure you then send out a field inspector to have a look at your properties. If they see something they don't like, they will give you a 30 day cancellation notice. Then if you apply to another carrier, you have to say your policy was cancelled.

I would go with one duplex first and see how it goes before giving the carrier more business....Good luck. --47.156.xx.xx

You have to constantly shop around.

Many insurance companies will give you a lower rate to lure you in, then will raise you to market rate or higher. This is an old game. --99.59.x.xxx

Robert J - I wanted to let you know I went ahead with the new broker and am pretty happy....their original quotes were 36% lower than what I had been paying (about half of that savings was on a single flood policy), and the final cost was an additional 2% lower than what they quoted me.

I do need to clarify that I have not yet had property inspections, but doubt they'll find anything - I run a fairly tight ship. Will report back afterwards. --108.201.xx.xx
