Ok, if you did not recognize my initials, I am the Landlord from OH whose mother-in-law is going to move into our 2-bedroom home. I just found out that she is using her sister's name on the electric bill, but she is using her name on the gas bill. I am not sure, but I am thinking that she cannot get electricity in her name because of unpaid electric bills in the past. Issues are staring already--I have never run into this situation before, so I need some advice on how to proceed with this. THANKS AGAIN MY PEEPS :) --72.240.xxx.xx

She is a peck of troubles waiting to happen. She doesn't pay her bills. She lies to people to get services. She has stolen your sister's identity.

What else can we say except it is 100% insanity to rent to her and expect a positive outcome?

Your original post said your husband had decided to rent to his mother. Sounds to me like you have a marriage problem. If your husband unilaterally announced "I'm renting to my mother" without consulting or considering you, I think you have a lot bigger problem than just having your MIL as a tenant. Trying to stay out of it altogether isn't going to work, either. The entire situation will grow and fester, and increasingly impact your marriage. Years ago I tried to get my first larger commercial property utilities put into my name after my purchase. The Water And Power Company wanted a SIX MONTH DEPOSIT. They said I have "NO Credit With Them On Record". This wasn't the case. I had current accounts with never a late payment. But since I had "smaller" properties, the City Owned Utility played games with me.

So in the case of your applicant, I would ask them the reason why utilities are in different names.

It may be that her and her sister once lived together and the each put one utility in each name. --47.156.xx.xx

Yes, I agree whole heartedly, it was good advice given by all. I am giving the reins over to my husband as of today 04/09/2019. He is in agreement with me. My husband is not the most business-savvy guy, but he can fix any maintenance issue in a heartbeat. No more comments from me till she moves out and then I can look back and let everyone know what happens when a husband lets his mother move into a rental unit--or I could be married to someone else at that time. --72.240.xxx.xx

Unpaid utilities and unpaid rent tend to go hand in hand together where more then likely a thorough credit check was not done where there should have second thoughts about where things can go downhill. Had a couple holed up in mothers basement where he said his girl friend was not going to fill out a rental application. You are stuck between a rock and a hard place. The best option for you is not to rent it to her. When dealing with personal relationships in a business, you have to decide what is more important, the relationship or the business, as when things go bad, one will take a hit. It sound like the decision has been already been made unilaterally by your husband. So what do you value most, the relationship with your husband or the business. Notice I did not even mention the relationship with your mother in law. My advice would be to state your objections to your husband once and if he still rents to his mother then be prepared financially not to have income from the property. I put utilities in my name for my daughter & then my son for their first rentals so they did not have to pay huge new account / no history deposits. they paid the bills. after one year the utility cos allowed trfr to their names since no late pays. --70.119.xxx.xxx
