Just posted pictures of our 7 day start to finish bathroom remodel that we did last week. The first two days we had our son working with us for demo. (Saturday and Sunday). On Friday we didn't think we were going to be finished so we hired our handyman to help out for four hours. With tenant expected home the next day, we really appreciated his help! I posted picture of AM and PM from each day.

Saturday - demo.

Sunday - started insulation and drywall.

Monday - electric, ceiling exhaust fan rough in, plumbing, shower walls.

Tuesday - Drywall mudding and more small task.

Wednesday - Drywall mudding, hot mud this day as we really underestimated the dry time! First coat of paint.

Thursday - Hardware, light fixture, flooring. etc

Friday - Set toilet, vanity, mirror, hardware, vent fan and a few other things, like we added a light over the kitchen sink, a new light in the hall way, a new task light over washer and dryer. Tile around vanity. Final touches.

We figure it was about 100 hours, Three days we had late afternoon appointments in other locations so there were three short days and only two long days. We did not estimate enough time for the drywall mud to dry, and used hot mud to make up some time. Still it's a process. Most all of the shopping and gathering I did the week before. The shower walls were ordered a few weeks ahead of time. I am not recommending this product for shower walls, so I am not mentioning the name.

The tenant was on vacation in Branson, leaving on Saturday and returning the following Saturday. It was her dream vacation. She is over whelmed with delight and excitement for both the time away and the bathroom and other improvements to the property while she was away.

It was an experience something like HGTV!! It was fun and a challenge for us. It was fun to work with our son and myself along side my husband -- we are still married! Awesome way to work out the schedule! Nicely done. Looks like the bathroom on one of my houses, except I still need to redo the tile around the tub. I don't have that small row of tile over the sink, and I have been getting lots of paint damage there from tenants scrubbing toothpaste splashes. I think I'll have to borrow that idea from you. I am assuming based on the fact there was a tenant there, that the existing bathroom was up to code?

glad things worked out for you, but after doing one bath remodel, never again will i do one as long as the walls, ceilings , flooring and bathtub are intact. The most I will do now is refinish the bathtub and wall tile, allure over old floor tile and put in new vanity and toilet.

Just not worth it to gut a rental bathroom to the studs --144.250.xx.xx

LOL David. Guess it all depends on what was paid for the property, and rents received. Only one of my bathrooms wasn't opened up to the basement. All the others needed patches around toilet, or entirely new subfloor, and former owners had tenants in the homes just a couple of months before I bought each of them. Only one have I done with the tenant in the home though. But, she has a sister around the corner, so during rehab, some days I texted tenant and said, have the kids go to Aunt's house when they get off the bus till I put the toilet back in. Second to the last day, I dropped (and broke) the perfectly good toilet. Dang! But, tenant has paid for house, and all of the improvements so far with rents.

But, yeah, rehabbing with a tenant in place isn't quick or efficient. Doing the bathroom during tenants' vacation as Plenty did was a perfect move.

For the readers, one thing to keep in mind is lead issues. I have been lucky in that very cheaply, cheaply, cheaply built houses as mine often did not have lead paint used. That was an upcharge, so I don't have much lead paint in my very cheaply built prefab homes. I do test, do have the RRRP license, do hand out the booklets. --70.92.xxx.xxx

DJ. In a small space only so much can be going on at one time. 5ft x 8ft. So i cut the vinly while no one else was in there. It was loose lay. And was moving some as we walked in it without toliet and vanity. So i rolled it up and removed it. Then we decided to take up the under layment ( not planned ) and eliminate the small speed bump caused when the 1/4 overlayment was put down about 10 years ago. So once we pulled that up then it exposed what the plumber did way back then when the new stack was put in and toliet drain put in... that arm of the stack was tilted just a tad. Created a leak over time , which the plumber never really fixed, he just sloppy shinmed to level. So we corrected several sins and it's all level now and perfect. Yes we lost the window but the new led lights are bright and the window in the tub was always a pain to use and keep clean. We have five of these little brick houses identical floor plans. Two we have limited window other three will remain as they are cause i too like the natural light. --99.203.xx.xxx

I'm also interested in what you used for the tub surround. Why would you not recommend it? Definitely the right choice in taking out the window--not good above a tub. Was the mirror a medicine cabinet? Wondering how you replaced all the shelving she was using for storage.

Robin, The mirror that came with the vanity was too small. I found this mirror at HomeGood for $40, it's just a wood painted framed mirror, but it's the right width and color and the fit worked well. A nice big mirror when there are ladies in the house works nicely. On the before pic you'll see a metal 1950 cabinet that somewhere in time lost it's sliding doors. I did not have to put up the shelf, but If i do not they they tend to sorta hang stuff on the wall and create more of a mess, with new drywall, I wanted to hang something there, Medicine cabinets are a bit pricey, so I found this shelf unit at Hobby Lobby for 1/2 price or $45 and it was the perfect width as the toliet is a bit skinny in the width.

Lynda, thanks for the nice comments, it was fun to work with them, yes they are handsome!

WMH - the floor is rolled vinyl. Loose Lay, One piece. Homedepot product, cost was just under $50 for a 5ft by 12 ft piece, and I have enough left over to do it again or another bathroom.

Mike and Others - the tile on the vanity. Those were pieces from Home-depot, they have a pretty good selection. Only a few cuts, bought the top pieces and corners as they are the finished edges. Only Home-depot sells a product that is ADHESIVE GOUT, pre-mixed and comes in White and Almond (which is what I used) cause I had some. Basically it's one product for two purposes, it glues the tiles and it what squeezes out is the grout, easy peasey. love love love this product. Butter the back, stick on wall and wipe!

Shower Walls - Manufacture is Foremost. Product is Jetcoat, 5 pieces easy up adhesive alcove shower surround. 34in x 48in x 78 in. The back panel is actually three pieces, that interlock, very niffy, can't even see any seams on back wall. They sell it at Mernards, takes about 21 days to get it, and it would have cost about $900 from Mernards. I purchased from Plumbing Supply House for $575. took about 3 days to get it. The color is Sandstone. They also have some other nice colors, like Ash Grey. Homedepot also sells in on their online website for $699. I did not see any at the store. It comes with this corner trims pieces and edge pieces for the short walls. The Plumber Supply printed out the install instructions and it looked easy and durable. The corners in that print out drawing were way out of proportionate to actual real life pieces. Haven't never actually see the real pieces how would I know? Anyway when the kit is unpacked they corners are very very small! Hardly any width, the first corner went in fairly well and square, however the back corner wall was not square. And at that point we could not go back and remove the front corner as everything is glued and in place! We had carefully reviewed the install instructions and it read we could install with the corners or without but it did not tell us how to make this determination. So it was very disappointing when the last two panels and corner pieces did not met up as projected. On the very last page of the instruction booklet included in the packaging in 5 POINT TYPE (very very small) is one sentence that reads about the walls have to be perfectly square to each other at use the provided corners, PERFECTLY... what house has perfectly square walls!? It would have been so easy to manufacture the corners just a tad big bigger to allow for a tad bit of grace. More like the illustration, where the corners look like they were a bit forgiving. We came to the realization that the manufacture had not ever installed this in a real house. Real Houses are not perfect, even new construction. With this in mind, if I would ever use this product again I would just have it scribed to the wall and just go with it, caulk in the corners and no manufactured corners. That's my beef, there was no going back, once it was glued and put on the wall, it was not moving! I have write a review on HomeDepot sight. The product looks great, easy to cut and handle. I think next time I'm keeping my old tub, I will just buy the thicker hard plastic $300 wall set at HomeDepot and save a bit of money and maybe have to shim it or something, but not have the caulk in the corners. We actually had to caulk over the corner pieces, to seal the corner. That's my shower wall experience with Foremosts Shower Walls , So what it's grout free,,, I got more caulk than I wanted!!! My husband is a very good caulking person, so in the end it turned out looking pretty good. --173.108.xxx.xx

Side Splash... Mernards has the best price and selection on these vanity splashes, for 19 and 24" vanities, but i could not find any for across the width, behind the faucet side. So the tile worked well. I think it cost about $20 for that tile and I had the product to apply and grout. --173.108.xxx.xx
