In light of the "Package Piracy" epidemic that is running rampant across our fair country, I'm seriously thinking of implementing a lease clause which hopefully will indemnify me of any liability concerning such thefts. A couple of my tenants have recently reported such delivery thefts to me. Rather than to re-invent the wheel, I was curious if anyone has already implemented such language, and would share what theirs currently states. Thanks a million! --67.176.xxx.xxx

Just dealt with this in an 8 unit with common hallway. Ice melt and entry mats disappeared as well. Both entry doors have now been secured with keypad entry pads. Hoping this solves the problem. --24.61.xxx.xx

I don't worry about it myself. It's "not my problem". Let them call the police about it.

I had a tenant over the Winter try to say to me that her stuff was stolen … she was thinking it was the neighbor downstairs (they don't like each other). I just looked at her and said "well, call the police and see if they have it … nothing I can do for you really".

Nothing ever happened about it. The neighbor moved (thank goodness - they were ok but yikes there was a lot of drama between the two). some people just don't mix well LOL.

Although - each time I have a vacancy now it seems there is a package from the cable company with someone elses name on it (equipment in the package) but it's TO the address that is now vacant. I don't know what that's all about. --69.201.xx.xxx

Good thinking.

My lease is clear: Management is not responsible for mail, packages, or other deliveries.

UPS is only required to deliver to the STREET ADDRESS, not the apt, so complexes with offices are overrun with boxes and how to handle them. They can accidentally give the box to the wrong person or offoce staff steal it.

Leaving the box in the hall of a smaller multi leaves it, I think, MORE vulnerable than a porch of a SFH die to numerois people walking that hallway.

Me? EVERY delivery of mine goes to The UPS Store.

Walgreens and others are now accepting deliveries for everyday folk. It brings customers into the store. A local employer allows employees to have their deliveries shipped to the office - a fringe benefit for the workers.

I saw a video a while back where a guy tricked out a package so that when it was opened by the thief, he first got glitter sprayed all over him/his car/his home, and then the fart spray went off. PLUS he'd rigged an old phone to turn on and film as soon as the package was open, simultaneously uploading the images to the guys phone. He'd then go claim his violently discarded package by tracking it via the phone's GPS. The really funny part is that the thieves were so disgusted by the package that they never saw the phone inside! Oh, and the guy also had a home security camera that would notify him when someone moved on the front porch, so he'd know to watch the fun on his phone.
