I'm curious if anyone has run the $ 99 special lately. I've not done it as demand for rentals is high. I've given it out once (undeservedly as it turned out). It's mainly been a marketing tactic.

I've not bothered here of late though. I'm thinking in a market were demand is higher, the responses would be turbo charged. Anyone running it?

Haven't had to do that for almost 4 years. High demand and low supply make it unnecessary, even in the dreaded slow winter months.

One thing I've found, though, is that the $99 special is about two things:

1) People feeling like they're getting a good deal.

2) Reducing up front move-in costs. We've all talked here about how 47% of Americans can't handle a $400 emergency because they are broke. They have no money to move.

So what I'd do is think about less expensive ways to accomplish 1 and 2.

Try the pay day rent plan. Instead of 1 months rent and 1 month deposit, try "Move-in Starts at $X" where X is two weeks of rent plus the full deposit.

Tenants can now brag to their buddies at work how they got to move in for 50% off the rent (even though that's not really what happened) AND their budget has less stress. This causes you no added expense or risk: you still have a full deposit and are simply collecting rent every 2 weeks, or tenants can just pay a second payment for the rest of the month later, then go to monthly payments if they prefer.

Win-win!

Sid, that's a good idea to craft some marketing around a payday plan. I do these plans routinely for the rooming house, but I've had no takers on apartments mainly because I've not pushed them and most apartment folks are accustomed to monthly rent. I'm going to come up with an ad that focuses strictly on payday rent. I almost never advertise a monthly rent for a room. Rooming house tenants request payday plans all of time. The only monthly people I have are on SSI.

Basic idea in marketing is to address the "pain". If 47% don't have $ 400 to deal with an emergency, that's a lot of folks in "pain". --209.122.xx.xxx
