We have about a 15 hundred dollars left in our budget to spend on a 2 family we will be putting on the market next month, and have been told to " do something dramatic in the kitchen or bathroom - in like installing "gold" fixtures etc.

Would appreciate any input on the merits of doing this - or something else.

"kitchens and bathrooms are the respective king and queen areas to focus on when upgrading" comes to mind.

In the right house it would be a given and in some instanced even expected.

In the wrong house and the wrong neighborhood it would be laughable.

lastly, a custom buyer of the house you are selling can also install gold or platinum fixtures after move in. True?

Fix a flip to price point. Don't overbuild. For most flips a "cool" bath faucet, counter, and sink will go far. I nearly always put the commercial style spring faucets in kitchens. Everyone loves them. It's what I use in my house, but they are about $400+.

If this is a rental flip investors want function over formality and they won't pay for fancy stuff. In a retail house it's different.

The only place I ever worked on (we were the general) that had gold fixtures (real gold plate) - and a safe - and a "safe room" - and a $12,000 front door which I personally hung, was a waterfront mansion in Juno Beach, FL. I just zillowed it, it's for sale, 13.5 million.

When I lived in CA we used to go open housing at very high end properties to swipe ideas - I never saw gold fixtures. Maybe Trump goes for that but most folks don't. --47.216.xx.xxx

Gold tone faucets were very IN all thru the 80s, and were considered old fashioned in the 90s and mid 2000s. Then came brushed chrome as opposed to shiny chrome, and recently dark bronzed fixtures. Now I see on the high end makeover TV shows the gold-look is coming back--but only if you can support it with other high end finishes like marble and diamond shaped back-splashes, etc.

Who is your market buyer and what will they expect. If the buyers will be average middle America, brushed chrome is just fine, or the bronze look is one level higher. Just don't throw in gold-tone faucetry on laminate counter tops or low end cabs. It will look very wrong. --108.87.xx.xxx

A two-family is an investor home. Investors don't want gold fixtures. I personally would consider it gaudy.

Brass is back! But, it’s anodized, or something like that. The show Property Brothers is using it everywhere. I personally don’t care for it at all.

Paula, I would be looking at what the comps are offering. If you are selling this property, then look at the recent solds, especially the top dollar sales. Just make sure you are looking at other two family units. This If you are listing the property for rent, well, I operate at such a lower class of property that I couldn’t imagine changing faucets just to be cutting edge current, but, if that is what it takes to get a great tenant.... --70.92.xxx.xxx

I just added a bathroom fan in a rental with WiFi connection. Whatever i play on my phone bluetooth plays in the bathroom! Its so cool! Two sizes. I bought the smaller fan $99. Led light. Very low sound decimals and it works to eliminate the moisture too. Nice tenant feature. --99.203.xx.xxx

NO! The flair that you see on HGTV is only in style today, but is dated tomorrow. Plus it turns some people off. You want to keep your house as neutral as possible. If you want flair, install nicer countertops, or a big deep sink, high neck spray faucets with detachable sprayer head, boiling hot water tap/filtered cold water, built-in soap dispenser. Install new fixtures definitely if they look aged or beat-up, but not important to make them expensive or even most fashionable. Do the light fixtures look old? Can lights look old? Some new LED lights come with covers that fit over existing can and make old can look very modern without having to replace fixture. Are the light switches, elect outlets and covers painted over or old looking? Replace those. Replace door knobs if worn, especially entry doors. --108.69.xxx.xxx
