$25k will get you a 5-acre lot. It's a bit overpriced-- I expect to pay about $3k/acre for a parcel that size. The price per acre goes down when you start dealing in quantities of 100 acres+.
Just looking at houses, and ignoring the auction listing (because the advertised price isn't the same as their reserve price from a few weeks ago), the cheapest house for sale on Zillow in a 20-mile radius is an 1800 sf 4/2 on an acre outside the city limits for sale for $99,500. It's a pretty reasonable price for a nice place that has a lot going for it.
The most expensive house within 20 miles is next door to me, and is overpriced at almost $250k. (A 3300 sf 3/2.) The former owner had died, and they tried to auction the house. Someone had a bid for $100k... and were turned down, because estate wanted a minimum of $120k. Or something like that. There were no other bids. In 2017, the family sold it to the local realtor for a figure I'm not privy to, and she's spent the last two years giving it a major update. It looks fantastic-- but it's another case of someone sinking a $75k upgrade into a $100k house, and thinking they can flip it for $250k.
