I am trying to rent an apartment.
Most of the properties in the area are represented by the realtors with one month additional fees. Mine is a little pricier then competitor’s but cheaper when calculating total cost.
Unfortunately no one is looking at “no fee” statement.
I was thinking if I will take a realtor fee, I can lower the rent and the property will look cheaper in a search.
The question is : how to make it look professional?
Is it fine to have only one apartment available?
I have a LLC and can act as a manager, you know...

I would lower the rent to market rate.
Then have a move-in fee.
Explain to applicants this is the same amount they can expect to pay as a realtors fee on other places.
If that is normal for your area.

Why pretend?
If you take a fee for being a realtor when you are not, you may be committing a crime for lack of a realtor's license.
If your apartment is worth the price that you are asking, then you will rent it at that price. If not, then it isn't worth what you are asking and that will ultimately cause you grief.
I recommend being honest and pricing your apartment according to the market.

In my area, the realtors "fee" is the first months rent. The Landlord pays that in not getting the first month's rent. Although the check is written by the tenant, the tenant does not pay it.

OK, I got it and will not represent myself as a realtor if this is not legal.
The place is not overpriced but I want it to look better than competitor’s.
I got this idea because as soon as the place hits the market I was bombarded with an agencies willing to help me to rent it. They will charge tenant. I was telling everyone that I am a manager and will not take any fees.

Basically, the agencies are looking for business. You just ignore them, and conduct your own business, unless you genuinely need help-- like it's a market you're unfamiliar with, or you're at a distance away, or you've got health issues that are interfering with self-management, or whatever.

How much competition is there? Are there any perks, like "Parking Included" or "Utilities Included" or "Free Wifi" or "Pool Access Included" that you can use to draw attention to your ad?
Likewise, if you're using Zillow or something, a lot of people will filter by price. If people aren't looking at a no fee statement, can you take out two or three things that add to the price of your listing, and make them be separate add-ons? The caveat would be, if you're charging $100/month for a parking space, and the person who rents your apartment doesn't have a vehicle, you'd be out that money. --96.46.xxx.xx |

What is a move in fee? Just put the rent you want in the advertising and then take the calls. Just hang up on the realtors and wait for the next call or put NO REALTORS in the ad. Don't add costs to the rent and you will get your tenant faster. --173.61.xxx.xx |
