Richard,
I was expecting to get a counter-offer on those 2 MH's that I made low-ball offers on last week. Instead, today I got a voice mail from the seller's attorney saying "Your $5K offer for both MH and lots has been accepted! " Stupid me,... my low-ball offer was not quite low enough.
I have not called the attorney back just yet though. I am having second thoughts about whether or not I really want to assume ownership of 2 MH that need a lot of work. As you know, all MH's have a 'hassle factor' associated with them and it is that hassle factor that giving me 2nd thoughts about this.
I will call you later.

One of them is ready to go with repairs and clean up right? I still say your downside risk is minimal. Worst case scenario, tear them down and rent the lots. --209.122.xx.xxx |

Roy,buy them quick, sell the mobile homes on payments and collect lot rent. What is there to think about. Then go buy the other 4 lots and contact all the owners and start buying them all out at those prices --72.231.xxx.xxx |

Ken,
Today I went back and re-visited these MH's AND took a more closer look at the surrounding neighborhood. The entire neighborhood is a filthy slum and the tenants/residents here are the worst white trash I have ever seen. I would rank this neighborhood as Class D-. Maybe age is catching up with me, but I just don't have patience to deal with this degree of filth. No matter what I would do here in trying to rehab these 2 MH's,..they are still located in a slum that I have no control over.
So, in the morning I will call the attorney and pull my offer off the table. Plus, I deserve better than this. --68.63.xxx.xxx |

Maybe you could Lonnie Deal them. You could probably get your initial money back as down payment money and then a bit of monthly payment money for awhile. --98.146.xxx.xxx |
