As a small realtor and owner of a few multi-families, I always wonder about the question of putting up new window shades and whether or not renters or prospective buyers expect them. Please give me your feelings on this issue.

Where we live, there is such a strong demand for housing, unless they are all in terrible condition, I replace the worst of them with cheap Ace vention blinds or shades. After all, if you are't careful, you could easily go overboard and spend a 100 bux per window. So be careful of what you promise!

Certainly,- if you are trying to SELL for the highest price - nice shades would add value and sales appeal. On the other hand, - I would spend more conservatively on a rental....

From my experience, I usually go with at least a "good" grade, with lease accountability clearly spelled out.

However, i would very much like to hear what others views are on using on providing regular pull downs vs venetion blinds.

I provide mini blinds or vertical blinds and replace them when they get broken or noticeably dirty.

They don't last long, but tenants like move-in ready, and I don't want bed sheets nailed over my windows. --98.146.xxx.xxx

The roll up kinds don't last. Mini-blinds or verticals. Ugly but functional.

We just bought a place recently where the seller put up all new blinds, really nice faux wood ones. We kind of laughed, we would have bought it anyway but they ADDED to the value LOL! --50.82.xxx.xx

We put up the cheap blinds for 2 reasons.

1. It allows us to close the blinds if someone is working late on a turn over. For security and so people cant just look in a window and see if it is vacant.

2. Looks better at showing and dont really want tenants putting holes everywhere and doing a bad job of it. And tenants like it because they have enough things to do on moving day. And gives them privacy. With new generation a big home improvement job is changing a light bulb.

We have always had in our lease. New mini blinds are installed. On move out tenants are required to supply new mini blinds. Or they may have landlord remove new blinds before move in.

Never had anyone request we remove them. Also they are were so cheap ( about $6.00 ). We never really charged for them at move out if they did not supply new ones and left the place clean.

Now that the price has doubled we will start charging.

We ALWAYS put shades up. Otherwise it looks vacant and that is never good. Besides, it looks ghetto to show it with missing or broken blinds. Funny though, actual blinds seem to need replacing at almost every turnover. The paper accordion blinds from HD for $3.00 are still hanging 5 years later in several rentals. --71.10.xxx.xxx

I'm trying $4 tension rods and $6 sheers from Walmart. With $4 blinds, I could treat them as disposable... if I need to spend $10-$15-$20 on blinds, I need something considerably more durable.

I don't know if my sheers and tension rods will be a passing experiment, or my new default. We'll see how it holds up to reality.

I have used mini blinds for a long time, in air bnb I added shears and darkening curtains plus ceiling fans every room, now the blinds have doubled in cost I will have to figure out replacing them and charge out going tenants.

In my apts I used the faux wood ones with good success. If not I'd have aluminum foil or sheets in the windows. My slum mobiles got nothing. A couple put up their own, the others used the heat bubble wrap or nothing.

Most of my flips have been high end upper six figures. There wood shutters or a nice treatment are almost required at least for showing. You can't use faux wood in a $600k property. --47.216.xx.xxx

In my C Rentals I put up cheap curtain rods. Tenants will often leave their curtains behind and the incoming tenant usually wants them and if they don't I remove them and my windows wind up staying covered between tenants. In a recent unit where I had an eviction 10 and had a dog and they ruin the mini blinds and I left them up while I was working on the apartment but I'm not about to purchase new mini blinds and start that cycle over. --66.87.xxx.xxx

We install plastic $8 minblinds on EVERY window. The tall windows get an upper and lower miniblind.

Self defense: Before this policy oir walls and woodwork were riddled and ruined with any nail and screw the res found on the street. We spent a lot of time removing junk hardware, repairing wood, replacing trim, and spackle/painting...only to repeat the damage repair process on the next turnaround.

Dusty minis are placed in the tub to soak then rinsed by the shower head.

Minis hide rough windows.

Think about it... for a rental i have only ever bought each window treatment once! How can that be? Cause if it was there and functioning it better be there when they move out or it comes out of the deposit. So the windows are always covered with blinds. --99.203.xx.xxx
